VA Compromise sale (short sale) vs. rent home out

Trying to figure out my best option. Bought a home January 2025, got orders this summer and left the home. Been looking for a tenant without any luck. If I do get a tenant i’d still be paying ~$800 out of pocket just to pay the mortgage as the rental is lower than my current mortgage payment.

A realtor recommended to me to apply for a VA compromise sale just to get rid of the headache of dealing with my home and payments. However I’m not sure how this will play out when we want to buy a home in the future.

[Landlord US-FL] Would you rent to this person?

Family of 6, 4 kids 1 dog. They state they only make 1.5x the rent and income comes from VA disability and jobs he does as an independent contractor who is also starting a business. Wife seems to stay at home. Credit score is decent high 600s but they do have a home loan they owe close to $300k on and they refinanced 3x

Boston Nurses - advice on stepping back into bedside

I am moving to the Boston area soon and want to step back in and help with finances after being a SAHM for the past year and a half. I haven’t been on the floor since August 2024. I was an ICU nurse for 2 years and have done pre op and PACU. Will hospitals there take me in with my prior experience? Or will they make me do a whole residency? I really don’t want a full time gig, part time or PRN is ideal. TIA.
