Buying a house in new england. inspector recommends just getting the roof cleaned.
Roofer I asked to take a look at recommends replacing.
How good/bad is it? Roof is 20 years old with architectural shingles

just started looking for houses, visiting open houses etc.. haven't gotten a realtor yet. Visited one place we liked enough to put an offer for. So we talked to the listing agent about putting an offer. She said she would be willing to work as a dual agent for this transaction and only ask for half the normal rate (which we are asking the seller to pay ) as she is also the listing agent. pretty standard (i assume)
she sent the paper work over, summarized and said something to the effect of "as a dual agent i cant favor one side over the other etc.." fine, makes sense seems kosher.
Reading through the agreement. I noticed that the seller is an llc, it is a house flip so that makes sense. However the name of the llc made me stop and look it up. Turns out the realtor is listed as an officer of it. i am not 100% but i would bet that it is a wife/husband team. Reading through all of the disclosures none of them made mention that she is the seller. First time home buyer, i dont know if this is something i should worry about, is an issue, is not an issue.
TLDR; dual agent realtor is also the seller and did not disclose it. is this something i should worry about?
PS. i will have a realtor for other properties should this fall through/i get outbid.

Having said that. And to clarify that I know this is me being boneheaded. What i'll do is add an appraisal contingency(already have an inspection contingency. I'll ask my mortgage guy for one). Also, I will not try to outbid anyone for the property. (I am bidding asking, properties tend to go for 10-20k more than asking in this area(from what i have seen for) and the open house was chalk full of people) If i get it at asking great. if not, i wash my hands. Get my own realtor, and move on to the next
