UES Upper Eastside coop: 200+ days, 139 saves, zero offers. What are we missing?

Hi All!

We are selling an alcove studio in the upper eastside, 87th st and have had it on the market for ~8 months with zero offers.

Listed at $525K initially, now $479K.

Maintenance is $1,647. 8th floor, doorman/elevator building, oversized studio with separate sleeping alcove.

We’ve had interest/saves online but no offers.
We’re approaching the end of our listing agreement and are trying to determine whether the problem is:

• Price
• The building
• Maintenance (a bit high when I compare it)
• The apartment itself
• Photos/marketing
• The listing agent
• Or something we’re completely missing

If you were shopping for a NYC co-op in this price range, what would stop you from making an offer on this?

What’s a bit strange is a 7th floor unit in our building sold for about $520k last fall. A little more sunlight and maybe a better kitchen but not by much.

ADVICE: Which Minivan to pick?

I am very on the brink to my first minivan purchase and deep dive into dadmobile life.

We have a 6.5 year old boy into hockey, I myself play and golf as well. So, even my Sorento everything feels tight.

We also have a 2 year old little girl so her car seat is still rear facing.

I’ve done pretty solid research on the Pacifica, Carnival, and recently Sienna. I have not done any on the Odyssey for whatever reason. So, I know about the battery stuff and reality with the Pacifica however it is the cheapest used one out there Plus plug in.

The Kia is the Best looking both in and out IMO, and I am already in a hybrid Sorento so there’s that.

The Sienna, it’s gotta be the most popular and nearly a status thing here in SoCal. They seem fine and reliability is #1. But man, a used 2023 with 55k miles is still like $33k (napkin math from memory).

Good thing is my Sorento is a 2023 and paid off and has $29k equity. So my options without coming out of pocket too much are:

- 2024 Pacifica 20k miles. Net neutral
- 2025 Carnival EX (my preference) 30k miles for probly $36k so I need to cough up $7k minimum.
-2023 Sienna 55k miles XLE. For $36k. Same thing cough up the $7k.

Thoughts?

Should I spend a month over analyzing an odessey next?!

How we lookin as a kid friendly family 4 door vehicle?

As title states. We have 2 kids, 7 and 2.5.
2.5 year old is still rear facing but that will change probly within 6 months. 7 yo is of course front facing and soon to be in just a smaller booster seat.

I’m tall, 6’1 and would have the 7 yo behind me since I need my seat farther back.

He also has sports equipment so how’s that when it comes to tossing a hockey bag into the back (plus my golf clubs).

Looking at a 4xe soft top (2024 most likely) specifically as my daily commute is 12.5 mines each way and I’m in SoCal where gas is $6.50 give or take. Could I really plus in every night and my tank will last a month +?

Is road noise quieter in the 4xe?

We don’t go on a lot if long trips but if we did I wouldn’t worry about mpg since I’d be saving so much on the DD commuting.
