Did I make a horrible mistake?

Hello. I live in 4S ranch in a 2Bed/2Bath condo in a high fire area. I live in one room and rent out the other. I called my home insurance Amica to increase personal belongings coverage as I felt it was too low. Somehow the conversation went to me mentioning I rent out one of the rooms. The agent sounded very upset all of a sudden and questioned me a bunch. They told me they have to send the information to their underwriters but it’s likely that my plan will not renew next year in April. I’m very upset because I reminder it being hard to find insurance 2 years ago when I found them. Should I have kept my mouth shut, or is it better I did because if I did actually end up needing a claim, they’d likely find out somehow and deny my claim when I need it? While it’s too early to sign up for someone else as I have until April, every single quote in over insurer says they cannot cover my home I’m assuming due to fire area. I’m unsure the type I need because the condo is my primary residence but I also rent out 1 room. Does anybody have any advice on finding a new home insurance plan that will cover my home and also not be so upset I rent out a room? I can’t afford my home unless I rent out a room.

Warrantable or non-warrantable condo

Hello, 2 years ago I bought a condo. At the last minute, the mortgage company backed out due to the fire insurance of the HOA. The condo was not warrantable. What we did was my dad got a personal loan in his own name and lent me some money himself for me to buy the condo with cash. I’ve been sending him money to pay for the loan. I received an email from the hoa where they stated they got better fire insurance a few months ago. It makes me wonder if maybe the issue is fixed now. If it is fixed, I’d like to do a cash out refinance to pay off the loan in my dad’s name to become mine.

However, warrantable gives you a higher rate and I do not want the risk of it falling through again. I am trying to find out if the condo is warrantable now but not sure how. I tried asking a real estate agent and was told they don’t know. I tried asking my hoa but my hoa is very unresponsive and ignores my question. I tried calling a lender but they want me to start the entire loan process before they send the paperwork to my hoa to ask. I do not want to go through trouble of entire loan process without knowing it’s warrantable as I’m not even 100% sure I want to refinance right this minute. How can I find out if it’s warrantable?

Also, I m not in a rush and my dad does not mind the loan. Would it be better to wait a little more maybe till end of the year? Would the rate be different enough to make it worth waiting? I would like a low rate of course but I realize we cannot really know for sure how much rates will go down or if they go down at all. Getting the loan before end of of year might actually make taxes easier too but I don’t mind waiting longer if it makes a difference. What’s your opinion?

Will I like Lego Batman Legacy or Dark Knight?

Hello. I loved the old Lego Star Wars Complete saga. I tried skywalker saga and hated it. It felt like a walking simulator to me where you just walk from one point to another with barely any action. I don’t like any walking simulator games where you just walk and listen to story. I hear from some it’s been toned down in the new Lego Batman. Will the new Batman one feel the same or is there actual gameplay and action other than walking?

Where can I find Jasmine rice in smaller bags?

Hello. Anybody know where to find a good Jasmine rice in 10lb bags? I liked three ladies from the H mart but now they only have 25 lb bags for three ladies. I am too tight on space in my home to fit that much rice especially when it needs to be in bins to prevent bugs. I found three ladies online but after delivery fees it’s more expensive than the 25 lb bag. Does anybody know where I can find a 5 or 10 lb bag or maybe an as good alternative?

Apple Watch recovery mode

Hello. I’ve never dropped my Series 8 or anything other than wash my hands. I was wearing it and see it restart I’m not sure for an update, then it went to recovery mode. I restored it on my phone. After it restored and updated, the crown and touch screen stopped working. It also keeps restarting and went back into recovery mode. Is it fried?

I really do not want to buy a new one but if I have to, should I go SE3, 11, or find a used 10?
