Apartment requires $100k pet coverage even though I don’t have pets — insurance says it doesn’t exist. What should I do?
Hi everyone,
I’m trying to get renters insurance approved for my apartment, but I’m stuck in a really confusing situation.
The apartment (via HOA Verify / Stern Risk Partners) is requiring:$100,000 coverage for pet-caused damage inside the unit.
However:
I do NOT have any pets
My renters insurance (Lemonade) includes $100,000 personal liability coverage.
I confirmed with my insurance provider that they do not offer a separate $100,000 “pet damage endorsement” The only pet-related add-on they offer is up to $500 coverage.
Scion group rejected my policy and said it cannot be approved without that specific $100,000 pet-caused damage endorsement.
When I contacted them again, they just said:
“Without that endorsement, we cannot approve your policy. We do not recommend any insurance”
Now I’m being told I may have to pay a waiver fee from the apartment instead.
I’m confused because:
I don’t even have pets
My liability coverage is already $100,000
My insurance company says this endorsement doesn’t exist in their product
Has anyone dealt with this before? Is this normal for US apartments, or should I push back / escalate with the leasing office?
Any advice would really help.
