My sit randomly added a night while I thought the sit was over

What’s actually wrong with people? Lol I have been doing drop ins for 5 days now for 2 dogs at a heavily discounted rate because they’re regulars and kind of close by. I love the dogs too.

They’re easy and sweet. But what is wrong with people?! Today in the am my visits ended. Left the key, cleaned up the doggy hair in the living room etc and went home. I’m settled in for the night. In my pjs, grab my candy and about to watch trash tv Love Island.
Look at my phone by chance. It’s their dad. “Hey we are staying until tomorrow afternoon”. If he would have said we had trouble getting home, can you go watch the dogs? So sorry to trouble you. Can you x? Then no problem. Wtf is “I’m coming home tomorrow afternoon?”And what was the plan if I said no? Dogs sleeping outside? Not eating? They already had no water left from this afternoon after I filled their bowl.

I’m so annoyed. I had to wake my child up and go let the dogs back inside and put them to bed. He asked me to water flowers too for 10$ a day. I wasn’t going to charge for that but now I’m definitely charging more.

Should seller be responsible for permits not pulled for reno

Wall was removed in a living room. Inspector said beam looks fine in the ceiling but to ask if a permit was pulled for all of this work. Listing agent said no, and basically a lot of people reno and don’t get permits pulled. Buyers are concerned when they sell, this will be their issue about the permits.. No one has ever asked me about permits on bathroom/ kitchen, additions before but who should this be on?

Reading if we require seller to retro actively pull permits the inspector may make them dig into the drywall. I dunno if all that is necessary. Buyer says it’s really just the electrical that was done wrong she would like to address. So maybe we can just ask the electrical repairs be done by a licensed electrician of our choosing.

Friend making terrible decisions in life and housing currently

My very best friend looked during Covid. We looked at literally 50 homes then. They wanted to low ball things (would not listen to me about how to win in multiple offers). Needless to say they ended up renting for 2500/mo. It’s been 6 years. They came back this year and said they want to look again bc her husbands job got extended. We start looking again. They’re all over the place again. They are always dogging houses, wanting to see fixer uppers they can potentially fix when they move again in 2 years. Then they see these houses and complain about all the work they need. I told them multiple times, buy here in x city and you will do well. (I’ve made 350k in equity myself since 2020 as a lot of us have)

Anyway, they lined up a whole days worth of showings and then bailed the next day. They decided to rent again. Okay cool. Whatever. Sucks, but whatever. But my friend keeps digging at areas they cannot afford. She will say she doesn’t want to be in x city because there’s rednecks. But all I can think of is “you cannot afford to buy there!” Last night she sent a group text to me and my friends she’s moving to x city by us and she hates it there and won’t have friends there. (We literally live 5 min from that area). Is she just trying to make herself feel better dogging areas because she can’t afford them? Like what’s the deal here. Such a time waster. I think she’s mad her husband keeps making horrible financial decisions. They could have made 200k equity if they bought during covid. Instead they paid 180k in rent for 6 years and are about to be dumb again. I personally think her husband cannot take advice from real estate agents. He thinks he can do it. He thinks he knows everything. He doesn’t. He’s made terrible decisions. The market is always crashing in his head.

Losing a long time friendship. Need to vent

Sooo I’ve been friends with my best friend for 15 years. I’m a realtor and she’s been using me to look for a house. She and her husband actually tried to buy during covid (we saw literally 50 houses but they would never do what they needed to do to win in multiple offers) They gave up and rented. It’s been 5 years. Rent was going up to 3500 a mo/ here. They contacted me again to go see houses as husbands contract got extended for work. (Keep in mind she dogs this city and says they can’t wait to leave every single day in group texts)

Okay, so I’m helping them again look for a house. This time they’re all over the place location wise. After seeing about 7 homes this time I get a text they decided to rent again. My husband said he thinks something else financially is going on. There’s some underlying issue though she has with me. I don’t know if it’s a jealousy thing or what. She digs at me and is a contrarian. Always has something negative to say. Yesterday she texts our group they found a house and moving to an area she hates. (The area is by me) she also said she has no friends there. Also strange thing to say considering I’m her best friend. I’m wondering if there’s displaced anger towards her husband because he seems to be making some rather horrible life decisions. They’ve spent 180,000$ in rent now when they could have had 200k in equity had they listened to me. I feel like she looks at my neighborhood/ my car, and my job (I’m doing well) and she is not happy about where I am. I’m so sad and cried last night after her comment.. thanks for listening. Think I’m losing a friendship man

Does anyone know if the sale on Memorial Day online at Nectar will be better than what’s offered now? Rakuten is 15 percent back today on nectar (256$) and I’d hate to miss that. Total would be 1450$ ish with a coupon code and cash back.

Or should we wait for Memorial Day sale to see what it is online?

And yes we want a Nectar 🤣 I sat on every mattress imaginable and seems like luxe hybrid is the best for us
