Working with Contractors?

Hey all! I’m new to the world of contracts admin. And am working on pricing negotiations with contractors. When it comes to things like soil etc there seems to be a lot of factors which could bump the pricing up.

To what degree are the bump ups acceptable vs not? It seems hard go gage and I’ve been working off the materials x 3.5 formula. However when contractors ask for increases and present a valid reason. Is there any way to push back other than accept the new pricing?

Terrible Property Managers?

What can condo owners do about terrible property owners? Our condo has had a high turnover of property managers, and unfortunately this new property managers a bit of a pain to deal with: won't answer emails, has missed meetings, and pushes the fees unjustly onto the owners.

In this case, how are claims disputed? We're claiming that there is a structural issue with the building which has been causing leaks in the unit every year, and because they are new and don't have the history, but all the other project managers have fixed this issue without blaming our unit. A plumber even came in one time and mentioned that there is something wrong when the building was built, which creates a weak point for leaks.

The property managers came in and fixed the issue, and how has handed us a bill for around 2k without any explanation; they won't provide as build draiwngs. I am wondering what our options are. They also mentioned that a lein will be put on the property should this not be paid which I know is probably standard language. FYI this is in ontario.

Condo Board Embezzling Money?

Hello, there is a situation at our condo board where we suspect that there is embezzlement of money. At the general meeting, the board briefly mentioned that around 150k was lost due to a fraudulent investment, did not provide evidence, cited an NDA, and did not address the issue further.

It did not seem like they were remotely remorseful about the situation.

What are some of the ways property owners can fight back and demand compensation and vote the condo board members out?

They've been trying to keep this issue on the down low as well since it happened, and we only found out about the issue about 8 months after the event happened. I think since then 1 board member has stepped down. But in this case, who is held responsible? And what are some things that condo owners can do?

I'm still pretty appalled about this siutation and the lack of accountability from both the property managers in addition to the board members.
