Free/discounted Help for tenants rights and laws

Hello! 👋🏽

tLDR: I need recommendations for free or cheap consults on tenant/housing laws while I am removed from my rental for extensive repairs

I’m dealing with a situation at my current rental. It needs to undergo major repairs that will leave us without housing for an extended period of time.

The LL and management has not yet discussed rent abatement, paying for temporary housing, or covering a pack out/storage to remove our belongings.

These repairs are somewhat urgent and I want to make sure I’m prepared for what is to come and not create a large delay in the project.

Do you have any recommendations on who I can consult about this? I’m located in Orange, and I don’t have an excess of funds to pay for a lawyer outright (I make under 70k a year- without any financial help from the LL this housing situation will likely be a catalyst for financial ruin)

Last Minute Housing Crisis causing stress I don’t know how to help

My husband (31, bpd) and I (32) live in a rental condo. Mid last week there was a pipe that had a pressurized leak and caused damage to the floors of the entire unit. We just learned that we will have to be kicked out- and all of our belongings moved out so they can rip up the floors for repairs.

My husband is having an extremely hard time with the this and I don’t know how to help. For awhile he hasn’t had any episodes of extreme stress or moods and so I felt like life had been good. But we found out today we’ll need to be out of our house and don’t have an exact time frame for when we need to be out or where we are going to live, or where our belongings will go… On top of his bpd he is also autistic and ocd. So the thought of needing to move all of our stuff and/or have a company do it is extremely overwhelming for him. And to be honest me too.

I don’t know how to make things better for him, sometimes it feels like the only way to support him is to walk out of the room to let him process. Otherwise he takes his anger out on me or our belongings- like me being around just fans the flame of his emotions. He’s said this will ruin the tragectory of his life and will cause our divorce. I know while he is feeling this way he is not necessarily meaning the full weight of his words but it’s so hard. This situation is stressful for anyone, but particularly for him.

I guess I’m looking for advice and support on how we get through this mostly unscathed.

Emergency Fish Housing

A pipe has damaged the floor of my condo and it’s looking like they will need to rip out the entire floor.

I am panicking because I’m not sure what I’m going to do with my tanks. I have one puffer tank and another small 5 gal with some shrimp and snails. It’s likely going to take at least a week for them to fix the damage.

I reached out to a fish club and LFS a few days ago but haven’t heard back. I unfortunately don’t have any family in the area either.

What would you do? Anyone else dealt with this? Also in terms of keeping them in the temporary housing with us we will have to stay in whatever housing is covered by the insurance.

I’d really rather not get rid of my tanks, we are quite attached to them. Not to mention thousands of dollars spent on them. But the longer I wait for a solution the more likely I’ll just have to give them to whoever can take them on short notice.

Mutant Bloom

Unique bloom from my sunset boulevard. This plant has a branch with some small shriveled leaves- they are green and seem to function fine just look deformed. This is a bloom from that deformed branch! Looks so interesting! Curious if anyone has info about why it looks like this. Pic at the end is what the normal blooms usually look like,

99 moisture meter readings

I’m in a rental- it had a small but pressurized leak of hot water in the kitchen a few days ago. It was resolved within a few hours- the one wall around the leak and the tile under the leak appeared damaged so a restoration company came out to inspect. The walls were normal aside from the small area around the leak- however the tile floor read 99 in the entirety of the condo. Even areas in different rooms. The inspector said this was most definitely not caused by that leak and it would likely be a larger building wide issue.

Is it possible that reading was wrong? Aside from the tile around the leak/ the rest of the condo seems fine. And the floor doesn’t seem saturated no water coming from the floor or uneven tiles. Idk if I’m just trying to be hopeful in a stressful situation but it just seems so unlikely to me.

I’m curious what you all think

Moisture readings at 99?

Had a small leak in a wall, was fixed and restoration company came to assess the water damage. Said we had readings of 99 in the floor of the entire condo… that seems crazy right? Dry wall was all fine aside from the small spot where the leak was. The condo is entirely tile floor- it just seems super crazy that the whole floor is saturated apparently. Is it possible or do we think it’s a bad reading? Second opinion is gonna come in but still I’m spiraling about the whole place having readings of 99…

Rum runner! Pictures taken 6 hours apart 😍the shape of the shrub is really ugly and is gonna need to be pruned once it settles from repotting but for now I’m enjoying these blooms.

THANK YOU everyone for your comments I know I was intense about asking questions- it’s been invaluable in me understanding insurance. My biggest concern now is if I switch to my employers plan that covers my doctors but ends up costing me with higher out of pocket costs is that because the enrollment period is June and my husbands is January I won’t be able to switch back after a year. Is there any work around to that besides quitting my job? Double coverage wouldn’t be an option it’d put us in financial ruin.

My employer is just starting to offer coverage- they are a small business of ~5 employees. They are offering Anthem HMOs & Kaiser but each tier has different doctors.

For example

Silver HMO- “select plan” covers medical office A

Gold HMO- “vitality plan” covers medical office B

Platinum HMO- “Care Plan” covers medical office C

Why would they have 3 tiers each with different networks? Instead of 3 from the same. Basically whichever tier I decide I will have to stay with forever because if I what to change to a higher tier next enrollment either I keep my doctor and suffer with a silver deductibles or I have to switch to (imo worse) doctors but have gold coverage. Why would they do that instead of keep the same network for the tiers?

It’s California- they are using CalChoice through ADP. Does calchoice decide what they offer? Or does the employer choose what they can offer? Or do they only partially choose (providers but not plans etc)
