So I'm getting started in real estate development and I'm honestly a bit lost with the data side of things. I tried using AI to pull comps and market numbers and caught it making stuff up more than once, which freaked me out a little bc that's not something I want to be wrong about, especially for proof of funds.

Anyone know a tool or source that's actually trustworthy? Ideally free?!

I'm doing research on the early stages of real estate development. A few things I'm trying to understand:

• What's the biggest trap or mistake you almost fell into (or did)?
• What was the hardest part of getting started?
• How did you approach financing for those first deals?

My 9-year-old kept asking to use AI for homework and curiosity stuff. I'd say yes and then stand there the whole time.

I had some free time, so I built something where I block topics and the part I'm most proud of: when he asks a homework question, the AI doesn't give the answer. It asks questions back until he figures it out himself.

Would love to know if other parents here have this problem or if I'm just overcomplicating things.
