Sold and purchased in ontario

We just sold and bought a new place essentially doubling our mortgage. New balance is approx 900k. Being offered 3.95 scotiabank 5 yr variable closed. Am I mad to think there is better out there. My broker claims she checked other places bt they also do a lot of business with Scotia so I'm feeling uneasy here. We have not been given other options. Not even our own current lender who has a port option.

We are coming off 3.55 variable. I dont understand? Mortgage is uninsured.

Has anyone recently done this and can you share your numbers. Realizing this changes.

Should I be contacting our current lender myself. Closing in a month.

Need input on this house

Long story short...I dont have time to get this reviewed by my realtor.

Can someone assess this house quickly. Just need to know if it is priced accordingly and if likely sale is close to asking or over...

Short term rental

We sold our house and are now looking to rent a place on a month to month basis as we wait to find our long term home. Very good and steady salary, family of 3.

Preferably a whole place and not someone's basement. Does anyone have any leads on a place or have a place they would like to rent?

Air bnbs are astronomical but most are basements.

What the heck was the state of our economy that someone paid 1.38 for this house under 2k square feet?!

I mean not bad inside, but no real family room and it seems tight. My estimate 950k.

Short term rentals - amberlea

Sooo...we have been looking for a Property in Amberlea and for some reason as soon as we sold firm, all our prospects sold the same week. So we are SOL. We have to now explore short term rentals. Not ideal, a pain in the ass actually but since this new place will be our forever home ( we hope) we are being picky)

Any leads on short term rentals - private homes or apartments in Pickering ? Any recommendations where to start?

Liverpool area?

Hi there. Anyone have any insight on the liverpool area and schools. We are currently in amberlea area and looking for a new house. Liverpool seem to have some decent sized lots with pools or generally big yards in comparison but I dont know much about the area otherwise.

Anyone live in those areas and have insight they can provide and on elementary schools?

Pool owners ontario...

Do you have a pool in your backyard? Do you regret buying a house with a pool or is it enjoyable?

I'd like to hear opinions. Understanding 8 out of 12 months you dont get to use it, but realistically how many of us even go outside when its frigid or use our backyards?!

Anyway...I've always dreamed of owning a home with a pool....just want to hear what your opinions are on it?

Actually how many months do you get use out of it? And how hard is maintenance?

Suggestions on which way to go

We have a freehold town in ontario. Value approx 850k. We are looking to upgrade to a larger space and having a hard time deciding on whether to

  1. Keep the existing property given the decline, refinance and hold for another 5-10 yrs (or beyond) and buy the detached we want.

  2. Sell the existing property, pull out the little equity we have amassed and throw that into the new house and minimize the new houses mortgage.

Realtors we have talked to recommend 2 but we do not think their intentions are pure - i feel they see 2 x commissions vs one so why would they recommend option 1. Our goal is to try to build some wealth esp for our son. We are both first generation immigrants with no parental support and have done it all solo. Bought our first home in 2018 and luckily got in before covid and price increases so have seen a decent increase on our house bt that increase is slowly eroding.

Looking to reddit for your opinion on either option.

The numbers are tight, but they just barely work.

We can make this work but I guess just want your take on what you would do in this situation. Realizing you don't have the numbers. Numbers aside, what's yr opinion and what would you do in this situation?
