.FBX vs .glTG

I have encountered an issue recently.

I exported as from Blender as a .FBX and found that it screwed my shaders, so the workaround was doing a .glTX

So now apparently if I want to add collision to a cusom shape it works best as a .FBX

Im definitely missing a critical workflow and would appreciate being pointed in the right direction. Im not UV unwrapping, its low poly textures.

Landlord threatened to raise rent over AC repair, is that legit?

Title explains most of it. I will acknowledge we are very lucky with our current bill of $650 a month, since they have had to pay to fix the AC they have stated it may raise to $1200 a month.

I'm a single income with an adult dependant, if I had the money to just repair the AC I would.

Can a landlord raise rent due to appliances fixes requested by the tenant? Specifically AC I guess.
