England renting law notice period

Hey everyone. I have a one year renting contract signed in March 2025. After March 2026, it went on a rolling basis. My contract states that I have to provide a notice of a minimum of 1 month, and the last day has to fall on the day before my payment date. Now I want to leave the property due to issues with noisy neighbors, etc. I found a new place, and the new agency said that these conditions should still apply in spite of the change in the law because what is more favorable to me applies. However, my existing agency says it doesn't apply and that a 3 month rule instead applies. So my payment date is the 23rd of each month, and I thought if I want to leave by the 22nd of November, I can give my notice anytime between now and the 21st of October. But my agency says I have to actually stay here until the 22nd of December. Does anyone have advice on this? It puts a massive strain on me to pay rent in both places. Thanks!

Edit: many thanks to everyone for your help. I will send my notice and quote the contract and the gov link. I'm truly grateful. Agencies and landlords can be really vicious once they lose a client.

Edit 2: the agency accepted the notice period. Many thanks & best wishes!
