RRSP Home Buyer Plan Repayment Grace Period

I am a first time home buyer and am about to put down a deposit from my RRSP. I had a question on repayment.

I know for the RRSP HBP loans, between 2022 and 2025, the initial grace period was extended to 5 years, after which it became 2 years in 2026.

But with the spring economic update, and it passing on June 19, 2026, I wanted to clarify if this grace period has been extended to 5 years for HBP loans incurred between 2026 and 2028?

Essentially, if I take money out of my RRSP in August 2026, then my repayment will not start until 2031? Appreciate your help!

105 Victoria Street - The Victorian

Need some feedback on this building. Its a boutique, 30 year old building. The unit is spacious.

Want to know more about how the building is managed, property management, elevator issues, noise issues , demographics etc.,

Also, the HVAC and Hot Water Heater are in unit. Is this bad?

Local at Fort York - 50 Bruyers Mews Reviews

Looking to buy a condo in this building. Could anyone provide some inputs into how this building, management, noise, elevator issues, water issues etc are?

The unit is very good, and I did notice some noise in the balcony because it is close to the Gardiner. But wanted to get some input from people who know this building better.

Opinions on these Fort York condos

So, I have been looking at a few condos in Fort York as I really like the area. It is walkable, closer to my office, depending on the unit can give you a good view etc., So these 3 condos am debating on which to offer or to just walk away from all 3. All are in good buildings.

Without giving away which building or unit, as I want an unbiased opinion. If you need that info I can provide later in response. All 3 condos are 500 to 599sqft. All 3 condos require 25 to 35K of renos.

Unit 1:

- 1 Bed. The 2nd biggest unit.

- Away from Trash chute and elevator

- Great views

- No gardiner exposure

- Very dirty unit but rectangular floor plans with proper doors.

- In unit storage may be an issue along with some difficulty in placing certain furniture, and would have to be adjusted.

- 2 Parking spots and locker.

Unit 2:

- 1 Bed + Den. The biggest of the lot.

- Away from trash chute an elevator.

- One of those kitchens that is in the hallway or just to the left of the small foyer.

- Lower floor (6th floor), that overlooks the street. Balcony is self contained, so would need privacy screen on both sides, failing which I can see the next 5 condo balconies on either side.

- 1 parking and locker.

Unit 3:

- 1 Bed. The smallest of the lot.

- Away from trash chute but in front of the elevator.

- Great views from the balcony and faces away from the gardiner. However being close to the gardiner there is lot of noise standing in the balcony. Closing the balcony door does seal off the noise inside.

- Well maintained unit, and great storage in unit with a walk in closet, double closet at the front, built ins etc.,

- 1 parking and 2 lockers.

I am torn between offering or walking away from these. So wanted an opinion.

My concern is primarily resale value and living experience, but primarily resale value about 7 years down the line.

So am hesitating and I wanted to ask for a 2nd opinion.

Understanding there are compromises to be made, my Questions:

  1. What are those compromises I can make that wont impact resale too much while having a minimal impact on living?
  2. Which one of these 3 condos would be better considering this?
  3. Should I walk away from all 3 or offer for one?

Using RRSP as a First Time Home Buyer

So am looking to buy a condo and am a first time home buyer. Mine will be a high ratio mortgage. I do have 60K in my RRSP I can take out, however my budget is 500K for the condo which means I will be doing the minimum down payment of 5% (25000).

My question here is, if I buy a condo for 500K, that needs 20K in renovations, can I take out an additional 20K (total 45K) as part of the First Time Home Buyer plan, and use that towards the renovations?

Do they audit how that money is spent - down payment vs renovations, or is the only condition that I need to close on a unit within 30 days of withdrawal? Could you please advice?

Rush Condos - 2 Augusta Ave

Am seeing some condos come up in this building on MLS and am wondering how this building is? Any inputs? How is the building, management, builder etc? I live very near there so location is a huge plus. But just wanted to know about building quality, residents, owner/tenant ratios, elevator/noise/water issues etc., Any inputs will be helpful.

What to tell my realtor while putting in an offer?

So a condo I like is listed at 450K. I want to put in an offer and I told my realtor, to offer 400K. My absolute ceiling is 425K. I told him that too. Should I not have said that or is that normal thing to do? I told him 425K because that would give him some room to come back with a counter offer and not close the door on a deal that could otherwise happen. Also, my true maximum is 500K, but I did not tell him that as I wanted to create a buffer for renovations etc., Not sure if I did the right thing or how it actually works? Any thoughts?

Advice on Buying Strategy

So I have a bit of a dilemma.

I currently live at The Harlowe, and my landlord wants to sell the unit just as I am ready to buy one and am actively looking.

Option 1: Buy my current rental condo.

He has offered to sell it to me at a really good price, and perhaps at a below market price, in a private sale. I've been the only tenant in the condo since it came up. So it would save me a lot of time buying this condo. However, the layout and closet space isn't the best. It is just one long rectangle and you can see the bedroom from the entrance, and the bedroom is separated from the living room with those glass sliding doors. Plus no balcony.

Compromises: No balcony, limited closet space, floor plan.

Option 2: Buy a another condo in the same area with a better floor plan

The other option is to buy a good condo with a more functional layout in the same area, which I have found a couple. It will be about 50K pricier. The downsides is obviously the moving, plus, some of these condos are located near elevators, trash chutes or have exposure to the Gardiner atleast on one side of the balcony, or located in areas like Moss Park (George St, Princess St etc) or are investor condos primarily. Essentially one issue or another.

Compromises: Location of condo (elevator, trash chutes), exposure, or location of building (east side - not preferred).

I get there are compromises in both options. But am worried primarily about resale as this is my first condo.

Which is more difficult to sell and where am I more likely to incur a loss? Is a functional floor plan the bigger driver of a sale, or location of the building, or location of the condo in said building?

Post House Condos and Vu Condos

So found a few units in the Post House Condos (105 George Street) and Vu Condos (112 & 116 George Street) that I was thinking of buying.

The floor plans are solid. The price and maintenance seem okay.

I wanted to ask about the building, location, safety, AirBnB situation etc.,

Could anyone advice how this building and area are for buying? One thing I noted was that a lot of the units here have been in the market for months despite having a good floor plan. Not sure why. Thank you!

70 Princess Street - Time & Space Condos

I found a condo in this building whose floor plan I really like. Its perfect for me. The location seems good as well.

However, I wanted to ask about building quality, condo management, maintenance, any special assessments, safety and security of the location etc.,

How is this condo for buying? From the looks of it it seems to primarily be a rental building. Does this building allow AirBnBs?

Any reviews would be helpful in making a decision. Thank you!
