

First-Time Home Buyers in North Texas
As a Realtor working throughout Denton County, I see a lot of first-time buyers making the same mistakes.
Here's what I'd tell a friend before they started house hunting.
Get pre-approved before you look at homes.
Seriously.
Nothing is worse than finding the perfect house and discovering you can't qualify or that the monthly payment is much higher than expected.
Also, don't buy based solely on the maximum amount a lender approves. Just because you qualify doesn't mean you should spend that much.
Leave room for life.
Repairs happen. Cars break down. Kids need braces. Vacations are nice.
Another thing buyers often overlook is property taxes. In Texas, taxes can vary significantly depending on where you buy. Two similar homes can have very different monthly ownership costs.
Don't skip inspections.
Even if a home looks great, inspections can uncover issues that save you thousands of dollars later.
Finally, don't assume every neighborhood is the same.
North Texas is growing rapidly. Denton, Argyle, Lewisville, Flower Mound, and Northlake each have unique advantages and tradeoffs.
Research schools, commute times, future development plans, taxes, and amenities before making a decision.
