Bought a rental in Memphis as a turnkey property in May 2024. The rehab was supposedly done shortly before I bought it. Two years later, my property manager is telling me the shower has a leak that's actually a grout/tile issue, and it's going to run $1,800–$2,900 depending on the repair option (partial re-grout vs. full shower floor replacement).

A few details that make me suspicious this traces back to a bad rehab rather than normal wear:

  • There's water staining and buckling on the drywall/baseboard outside the bathroom, which suggests this has been leaking for a while, not something that just started.
  • The grout at the wall-to-floor transition inside the shower looks cracked/missing — this is usually caulk territory (flexible sealant), not grout, and if it was never properly sealed during the rehab, a leak here was probably inevitable.
  • It's been about 2 years since I bought the place "turnkey," which feels early for tile/grout to fail from normal use.

Questions for the sub:

1/ Does this sound like a plausible rehab defect to you, or is 2 years a reasonable point for this kind of failure regardless of installation quality?

2/ Has anyone successfully gone back to a turnkey company for a claim like this? What made it work (inspection report, warranty language, photos, etc.)?

FTM - EFF - How should I approach this?

Hi all,
FTM here and will be EFF (bilateral mastectomy)

1/ Any advice in terms on what to get/registry for? Multiple bottles, nipples or just one and see how the baby does first?
2/ Same thing with formula
3/ Regarding the setup to feed: we got a rocking chair. Do I need a nursing pillow? Anything else to consider?
