AIO for being upset that my landlord hasn’t cashed my last 3 rent checks?

Everything is kind of laid out in my message but this is the second time now that I’ve had multiple rent checks sent without being deposited. I try not to keep 2-3x monthly expenses in my checking account as I’d rather it be in my HYSA or tied into my investment portfolio.

For context, we live in a community of town homes that is managed by a real estate agent. The last time I brought this up we were told “the bookkeeper handles the checks and does not always get to the bank in a timely fashion.”

Am I overreacting?

Edit: Lots of comments about overspending lol. I’m only worried about a check bouncing in the event that they stack my rent checks and cash anywhere from $12-14k at once. Keeping 2-3x monthly expenses in a checking account at most is fairly common but this forces me to keep in excess of $15k in my checking.

Separate mailing address for ADU/In-law unit

I just moved into a townhouse and I’m planning to rent out the in-law unit on the first floor. It has a kitchen and its own separate entrance.

Who or where do I reach out to find more information to do a “Address A” and “Address B” thing? I seen some townhouse units in my area have an address B label for the bottom unit which they rent out, I’m not sure if what they are doing is official through USPS.

Main thing is that I don’t want to share a mailbox with my tenant and want a good long term solution.

Tenant Withholds Part of Rent Due to Property Damage

I need advice from the community:

I am a landlord in NYC and rent out my three family house. Two month ago the tenant that lives on the first floor said there was a leak coming from the tenant on the second floor. The leak caused water damage to the tenants room on the first floor. The water damage caused the paint on the walls to peal. I cleaned up the water tenant room for them and apologized for the issue. The same day I had a repair person come and fix the leak coming from the second floor kitchen sink, but the repair person said it would take at least 2-3 days for the tenants walls to dry completely before he can repaint the walls so the repair person said he would come back in 7 days to fix the tenants room. The repair person came back 7 days later to plaster, seal, and paint the room. When paying the rent last month the tenant stated they were holding back $100 from the rent due to the inconvenience. The tenant was unhappy that their room was not fixed within 3 days and felt the repair person kept delaying the job.

Who was wrong in this situation? Is there anything else I could have done to make the situation smoother?

Looking for 2 BR near Bryan High

I'm a student away at college hoping to help my mother find a 2 bedroom place near Travis B Bryan High School. They are unexpectedly having to move out of their current place, and as he is already enrolled at that high school, they would like to find a place nearby it so he can continue attending it. [landlord MI] Should I sue?

My tenant broke her lease 3 months early, and I showed the unit and had another tenant lined up for 08-01. My tenant was supposed to be out 7-30. She did not return keys and finish up until 08-03, resulting in my new tenant having no choice but to renew their monthly lease.

She also painted my bedroom purple and dribbled paint all over the baseboards - painted the closet, got it on the curved ceiling part and there are sponges white speckled patterns everywhere due to insufficient coats. She left me with a $600 water bill. $4,000 in damages bills and lost rent.
Our lease dictates all amendments to the lease have to be signed by us both in writing. She offered to paint the room back when she asked permission - would’ve been ok. Five Star quoted me $1450 to paint and fix the purple in according to pre 1978 home build lead safety protocols. She also left a massive pink and purple stain on brand new carpet I couldn’t shampoo out.
The balance is $2200 something after the deposit is applied. She has been threatening me with court, cussing at me, harassing me day after day for this deposit. Am I wrong to want to pursue her for the balance? I did my best to make it so she could break the lease without consequence but she screwed us all in every way - even talking smack about me to my neighbors. I’m in Michigan and my lease was iron clad and covered all of these points.

— I haven’t gotten the carpet cleaning done yet and I offered her the suggestion of asking her husbands work to cover transfer costs such as breaking the lease - making it clear the debt wouldn’t be forgiven and I did try to have somebody in there back to back. She thinks my texts saying “ok” etc are releasing her from the terms of the lease - there’s a clause that clarifies no amendment is official without it being in writing and signed by us both.

HELP - Accountant recommending changing LLC to C Corp for Property Management and our Rental Properties

My husband is a property manager for other people's properties. I do not work. We also have 20+ rental homes of our own that he also self-manages. Some of our rentals are in the LLC (majority) and some are in my husband's name that he owned prior to us getting married. Our CPA is recommending we change our LLC to a C Corp because our "gross income is above $100k, which could flag the IRS." He receives over $400k in rent for other peoples properties, which he then takes out expenses, management fees and send the remaining to his clients; however, she is saying because we gross that much money, it will better for us to move the LLC to a C Corp structure and take payroll. Everything I'm learning and reading says putting rentals into a C Corp is a terrible business move. Am I missing something? Does the gross rent he receives for other people count as his gross pay? From what I understand, it doesn't. Any direction or advice is GREATLY appreciated.

Edit: We are located in Texas.

Looking for a Quiet, Safe Rental in the Birmingham Area

I’m a mature male in my 60s looking for a clean, safe, quiet and comfortable place to call home in the Birmingham area. I’m quiet, reserved, responsible, and solidly employed full-time as a local truck driver, bringing home over $1,000 per week after taxes.

Rental help. Water issues

We rented a 3 bd 2.5ba townhome and moved in July 18th. Wednesday last week we noticed water coming from the wall in the garage. On the other side of that wall is a .5 bath. The plumbing and contracting on the renovations is atrocious and basically there’s a line leaking underneath the sink vanity in the half bath but it is in the slab.
Since Wednesday, the company has sent out 2 different people to find, and confirm the leak. They assured us someone would be out Saturday. That guy happened to be their own handyman working on their properties. He is an electrician. Not a plumber. His words. He said he could do the job. Called the owner (I think of the company) in front of me on speaker and basically talked to him like his buddy. Told me he’d let me know if he’d do the job or not via phone. 3-4 hours later, company says he’d be out Sunday. Another hour later, contractor said he’d do it starting Monday morning after a VA appointment. Then tells me he’s delayed. Now 4pm. No communication from nor the company since.

We are basically having to turn the water on and off everytime we have to use it. We have a 5 year old starting school tomorrow. Can’t do laundry, can’t run the dishwasher so we’re spending money eating out, and the kid takes baths which I’m not too sure about because even the 2 of us showering for 15 mins and there’s a huge stream from the wall to the garage door.

What are my options if this guy doesn’t show up today to even start the job? If it’s under the slab it’s going to take days to fix this. He’s claiming he can bypass the bathroom to let water get elsewhere in the home. But if he doesn’t show today, what do I do and say to the leasing company? Legally do I have any options? State is FL. Rental company is barely communicating. And that’s only after we reach out, multiple times.

Could this have caused me health issues?

This is my dishwasher that I have not used since I have moved in to my apartment in 12-24 (tossed flatware after second flood caused rust spots on new flatware!). I tried using it but it flooded. Thrice. I opened tickets. I had issues with the garbage disposal and opened tickets for that and finally had that replaced recently. I noticed the smell of tepid chicken didn’t quite go away. I finally opened my long, not-used dishwasher to see this. My apartment gets inspected twice a year, but they didn’t open the dishwasher. I have had so many issues with this place, but I can’t move due to other issues. I can’t even use the stove/range because I can’t trust it because the burners aren’t flat or straight.

I get nauseous a lot, could this be contributing? This is the humid Midwest, but this looks gross!

Need Advice From Leasing Agents or Landlords

Just to make a long story short, my credit score was around 618 when I applied to rent a house a few months ago, and I was approved.

Since then, my score has temporarily dropped to around 580–590. My paid-off car unexpectedly gave out, so I had to finance another car. I also had to use my credit card, which caused my utilization to go up. For context, I only owe about $400 on the credit card.

Unfortunately, after moving into the house, I found out it had a roach infestation. I was able to get my deposit and first month’s rent refunded, so now I’m looking at apartments instead.

My question is: How much do apartments care about a credit score around 580? Do they mainly look at the score itself, or do they consider your overall credit/rental history?
I don’t have any evictions, and I don’t have a history of late or missed payments. My score mainly dropped because of the new car loan and higher credit card utilization.
Has anyone been approved for an apartment with a similar credit score and otherwise good payment/rental history?
