Issues in this Lakemont House

Hey Seattle RE experts,

I'm considering this Lakemont House. It is a bit over budget for us but I like the school district, good lot size and general quiet of the neighborhood.

  1. Anything glaringly wrong with it?

  2. What would be a fair value to consider making an offer?

  3. What things to consider as we seriously think about an offer?

  4. Do you think we can find better value home elsewhere on Eastside?

I'm assuming the roof would need replacement soon since it is very likely the original roof from 1997.

Which Seattle Suburbs fit our criteria

Seattle area experts,

We are kinda new to Seattle but longtime PNW residents. Looking for advice to narrow down suburbs for our home buying as each seattle neighborhood is unique and micro town on its own.

- Budget: up to 1.5M max

- Type : SFH only, min 2000 SQ ft space, ideally 2500+ as spouse works from home

Priorities (in that order)

- Good School district

- General safety

- Future appreciation

- Reasonable commute to downtown Seattle (under 75 mins) with public transit (park and ride are OK)

- access and proximity to nature and greenery

Unfortunately, Bellevue, Kirkland, Redmond and Issaquah SFH get too expensive going beyond 1.5M for the good ones.

That leaves us with North shore school district- Bothell, Kenmore, Woodwilline.

North bend while naturally amazing and has good schools, feels too distant and a bit lacking infrastructure to handle flood/snow.

Renton and South schools aren't as good and commute becomes a nightmare south of tukwila. Same for Everett and Mill Creek and North of it. Edmonds is interesting for sure.

Most of our search with these filters end up on Eastside where good school premium is too high and our max of 1.5M gets us older homes that need work or have some other issues in Bellevue, Issaquah and Kirkland.

Thoughts on this Bothell Townhouse/Condo

Despite being a townhouse or condo (I can't tell it is confusing between various websites), it is priced like a SFH. Not a bad location though, interiors looks decent.

What would be a fair price for it?

Update: 08/03, both units are pending!! For all the negative commentary, an offer was made and accepted. Not sure how to digest it, is Bothell somehow the next Bellevue, Redmond or Kirkland!!
