Can my Landlord use a Section 8 Ground 6 to evict me if I lived in the property before he bought it?

My landlord is trying to do some major, and unnecessary(not repairs), renovations to my home. I am concerned he will serve me a Section 8 Ground 6 as it may be hard to do said construction with me living here. Can my Landlord evict me for this using this ground even though I had a tenancy here before he bought it and became the new Landlord?

Can someone please explain Section 8 Ground 6 for me, or translate this "legalese"?

[F1The landlord who is seeking possession or, if that landlord is a [F2non-profit registered provider of social housing,] [F3registered social landlord] or charitable housing trust, [F4or (where the dwelling-house is social housing within the meaning of Part 2 of the Housing and Regeneration Act 2008) a profit-making registered provider of social housing,] a superior landlord intends to demolish or reconstruct the whole or a substantial part of the dwelling-house or to carry out substantial works on the dwelling-house or any part thereof or any building of which it forms part and the following conditions are fulfilled—

(a)the intended work cannot reasonably be carried out without the tenant giving up possession of the dwelling-house because—

(i)the tenant is not willing to agree to such a variation of the terms of the tenancy as would give such access and other facilities as would permit the intended work to be carried out, or

(ii)the nature of the intended work is such that no such variation is practicable, or

(iii)the tenant is not willing to accept an assured tenancy of such part only of the dwelling-house (in this sub-paragraph referred to as “the reduced part”) as would leave in the possession of his landlord so much of the dwelling-house as would be reasonable to enable the intended work to be carried out and, where appropriate, as would give such access and other facilities over the reduced part as would permit the intended work to be carried out, or

(iv)the nature of the intended work is such that such a tenancy is not practicable; and

(b)either the landlord seeking possession acquired his interest in the dwelling-house before the grant of the tenancy or that interest was in existence at the time of that grant and neither that landlord (or, in the case of joint landlords, any of them) nor any other person who, alone or jointly with others, has acquired that interest since that time acquired it for money or money’s worth; and

(c)the assured tenancy on which the dwelling-house is let did not come into being by virtue of any provision of Schedule 1 to the M1Rent Act 1977, as amended by Part I of Schedule 4 to this Act or, as the case may be, section 4 of the M2Rent (Agriculture) Act 1976, as amended by Part II of that Schedule.

NOTHING is being done about our rogue landlord

Myself and my neighbours have been contacting the council for MONTHS complaining about our Landlord who has done, and is doing, a laundry list of breaches. Lying, trespassing, threatening eviction, taking away parts of peoples home, locking access to said parts of peoples homes, ignoring consistant emails on lack of consent, to name but a FEW things he's done. My neighbours have even gone to the police and they were f*cking useless, just logged the complaint and said they couldnt get involved since its a civil issue, despite the issue being TRESPASS. Which is considered HARRASSMENT. We have been passed from pillar to post by the council, who most the time dont even seem to bloody read the emails we send. The situation is escalating continously and NOTHING is being done.

We are rent paying, tax paying people who are just being left to be walked all over and I am sick of it.

What can we even do if the police and council wont step in?!?

Oh and yes, I did contact my local MP and got an email back saying she cant do anything either. Absolute joke.

At this point I'm wondering if my tw*t Landlord has paid off the authorities!

Why has my hair got worse?!

For a good few months, I gave up on styling my hair curly. I simply washed it, put some leave in in and kept my hair up. Then I decided to start adding my old favourite gel to my routine after leave in and I got the most lovely curls! I could wear them for days with a tiny water spray refresh. Then my curls gradually got worse and worse though I was doing/using nothing different. I realised I may need a stripping/cleansing/chelating shampoo so I did that and my curls came back again. Not to their former post break glory, but better. I've been keeping up with using a stronger shampoo but my curls are still just... meh. They dont want to curl, I sleep on them and they go straight but still clumped which looks awful and straggly.

What on Earth happened during that break that made my hair so nice when I got back to styling, and why has my hair just got worse since despite clarifying??

Three days before May 1st my Landlord served me a Section 21. However in his email and messages he has put that he's happy for me to continue living here, doesnt intend to evict me and "hopes it doesnt come to that".

This is all after months of redevelopment work he's been doing to the apartments I live near.

I believe he has served me a Section 21 while he could to use if he needs it down the line if I dont go along with his redevelopment plans when they reach my apartment. So a preemptive section 21 he's holding above my head.

Obviously IF I was to believe that he doesnt intend to evict me, I could stay comfortable until he changes his mind, for example five days before the legal Section 21 deadline, which would make me homeless.

Can he do this? Is he allowed to serve a "just in case he needs it" Section 21 while telling me he "hopes it doesnt come to it"? I went to Citizens Advice but they werent much help.

For example if a Landlord wants to add a conservatory to get more rent but the tenant says no, can a Landlord evict said tenant so that he can do the works on his property, or is the tenant protected?

Pretty much my Landlord is doing some construction work that will cause some tenants to be at a disadvantage. He served us a Section 21 a week before May 1st. I believe he has done this preemptively incase we say no to his redevelopment work in a few months, as its work he may not be able to evict us for objecting to under the new laws. Are preemptive Section 21s allowed like this?

For example, renovations such as expanding an apartment, "upgrading" the place, etc? Things that arent necessary and that the tenant could safely, legally and happily live without but the landlord wants to do anyway. Is that grounds for a section 8?

Ie- my landlord wants me out so he can redevelop the place and profit more off my apartment. Its not a necessary change that hes making. Is this allowed??
