FOR SALE – Valley Ranch, Irving | $435,000 | Move-In Ready

We’re selling our home after living here for almost 10 years. We truly love this house and neighborhood, but we’re moving to be closer to my grandmother, who is in her 90s and living in a senior care facility.
The home was built in 1994, but it has been very well maintained, updated over the years, and has NEVER been a rental. We recently completed additional maintenance and touch-ups as well. Come see it in person — the condition really speaks for itself!

Selling our Irving home after almost 10 years — hoping to find someone who will love the neighborhood as much as we have

Hi DFW! We’re selling our home (3BR/2BA | 1,666 sq ft**)**in Valley Ranch, Irving (75063) after living here for almost 10 years.

We genuinely love the house and neighborhood and weren’t originally planning to leave, but my grandmother is in her 90s and living in a senior care facility, so we’ve decided to move closer to her.

The house was built in 1994, but it has been very well maintained, updated over the years, and never used as a rental. We recently had additional maintenance/touch-ups done before listing, and the roof was replaced in 2024.

A few things we’ve really loved about living here:
Lots of natural light from 3 skylights

Quiet interior neighborhood location — not directly on a busy road/intersection

Great long-term neighbors

HOA includes front-yard lawn maintenance

Nearby Valley Ranch trails/waterways — great for walking, running and dog walking

Minutes from the new H-E-B, Sam’s Club, restaurants, gyms (24hrs, life time, planet, orange theory, Club Pilates...)and shoppings.

Very convenient highway access — about 3 minutes to I-635 and George Bush; 5-7mins to 141 and 35.

15min to DFW Airport

We recently adjusted the price to $435K. We know rates are tough for buyers right now, so we’re willing to be reasonable and flexible with a serious offer. Depending on the offer, seller credit toward closing costs may also be negotiable.

We’re also willing to include select furniture and appliances with an acceptable offer, which could make it pretty easy for someone who wants a move-in-ready home.

If anyone is currently looking in Irving / Valley Ranch / Las Colinas / Coppell area, feel free to DM me. LI’m happy to send the Zillow listing or answer questions.
And if you know someone looking in this area, I’d really appreciate you passing it along. We’d love for the house to go to someone who enjoys this neighborhood as much as we have.

I’ve always believed buying and selling a home is partly about timing and fate. This house has brought me a lot of good memories and good luck,I reconnected with someone I once liked and married her, started a new career after 10+ years at my previous job, and we’ve been happy and healthy here. We’re only moving to be closer to family and our 90+ year-old loved one, so it’s honestly pretty hard to leave. 🥹
