FTB - Thoughts on one bed flat in Garston for £150K OIEO

Hey everyone, I’m a first-time buyer and I’m looking at a flat in Garston, Watford, priced at £150k. I’ve linked the viewing details here https://www.rightmove.co.uk/properties/159799844.

I’d love to get your opinions! How would you feel about putting in an offer on this one? I work in North West London (near Edgware area) and currently rely on public transport. Does anyone know how easy it would be to commute from Garston to that area? (Possibly Garston>Watford>NW ldn.

I don’t drive yet, but I’m planning to get a car later this year. Any advice or thoughts would be really appreciated!

Commute x5 per week from Hemel to Elstree

Hi everyone,

I’m a first-time buyer and looking at buying a house in Hemel Hempstead on my own. I currently work in Elstree and am on site 5 days a week, but I don’t drive.

I’m trying to work out whether commuting would be financially manageable long term. The bus journey seems to be around 2 hours each way (sometimes a bit less depending on the route), while the train works out at roughly £15 per day. That would be around £400–£450 per month just on commuting costs, which starts to add up alongside mortgage payments and other household bills.

Is anyone doing a similar commute from Hemel to Elstree without a car? Are there any cheaper travel options, season tickets, railcards, split-ticketing, employer schemes, or other ways to reduce the cost?

I’d really appreciate any advice.

I’m a solo first-time buyer currently looking at flats in Watford and surrounding areas. I work in NW London and commute into the office 5 days a week, so ideally I’m looking for somewhere within around 90 mins max each way by public transport.

My salary is £32k and after speaking to a mortgage advisor, they said I could potentially borrow around £144k. I’m hoping to put down a £20–25k deposit max.

I’m mainly looking at 1-bed flats and trying to figure out what’s realistically achievable with this budget in today’s market. Has anyone recently bought solo around Watford/Herts/NW London on a similar salary/budget?

I’ve also been looking into First Homes schemes that fellow Redditor’s have mentioned. I can’t seem to find much in London.

Would really appreciate hearing from anyone who’s been in a similar situation or has recommendations for areas worth looking at with decent transport links into NW London.
