Voice recommendations for an AI receptionist

I made a post asking for a test call to test for functionality. Does anyone have any voice recommendations for the assistant? A comment said ChatGPT was highly recommended. I tested some and still found Layla with Vapi was most ideal.

Hi everyone, looking for a sanity check on a lease assignment refusal in (Homestead building).

I emailed the building office to request a Lease Assignment as I plan to move. The Building Administrator replied and stated:

>"They [the new tenant] won’t be taking over your lease. They will have to do a new one year contract." She also noted that the Property Manager (who is off-site) may change the rent for the unit when it is put back on the market.

My understanding of the RTA:

  1. An Assignment is specifically someone taking over my existing lease terms and rent.
  2. By stating the new tenant must sign a new contract (and likely at a higher rent), the landlord’s representative has effectively refused the right to assign.
  3. Under Section 95(4) of the RTA, if a landlord refuses a request to assign in general, the tenant can give an N9 Form with 30 days' notice.

My Questions:

  • Does this written statement from the Admin count as a "Refusal of General Assignment" since she is refusing the legal definition of an assignment?
  • If I serve the N9 tomorrow (April 27) with a termination date of May 31, is that valid?
  • the May rent is paid. Is the landlord required to refund my Last Month's Rent (LMR) deposit since May is already covered?
