Indianapolis- home rental 46219, 46239, 46237, and 46229

Hello,
We want to buy a rental in Indianapolis. We live in Georgia and would need a property manager. Are the zip codes I listed in good areas for rentals? We want to buy a home we can keep forever with 110k cash. Also, do we need to form an LLC or go with our current insurance Allstate? Not sure why it won’t let me post?

We do not want to flip the house.

FAR - Ninja as a supplement (I have Becker from work)

I just got the free trial. What’s the best way to use Ninja? Do u just do the MCQs if u already have Becker? I have a hard time understanding the videos. The accent is difficult to understand. Is he the only one teaching?

Edit: should I get Ninja or I75? I think hammering MCQs is the best. What’s the best for MCQs? I can understand Darius in his vids but not the Ninja instructor

FAR - I am 2 months out from exam - what would I have done differently when studying

So I am 2 months out. I am going to finish F5 this weekend then just have F6. I’m using Becker. If u could study correctly, or change something u did wrong what would it be? What did u do right?

I am moving extremely slow. For example, sometimes if I get an MCQ wrong I will read thru it for like 30 mins if I do t get it by looking at newt or ChatGPT

I am open to all suggestions. Thanks fam

FAR understanding - is ninja helpful if I have Becker?

Like the question is asking is ninja helpful if I have Becker?

I feel reallly lost sometimes in Becker with all the irrelevant numbers and multiple questions with 1 mcq.

I loved the ninja MCQs on LinkedIn. They are so straightforward and easy to understand.

Will the exam be that confusing like Becker or straightforward like ninja?

FAR - I need to find a better study habit

I am taking 2 hrs to complete 15 MCQs and the. Review and take notes. I feel like this is taking too long. After I finish a section (I’m using Becker) I go to the next but each day do 5 MCQs from prior day section and 5 from other sections. I am moving too slow. Writing notes take forever. Any suggestions how I can study and retain better?
