I’ve bounced around different parts of real estate and every time I learn something new, I end up thinking, “I wish someone had told me that earlier.”
What’s one lesson that would’ve saved you time, money, or headaches when you first started?
I’ve noticed one of the biggest challenges in real estate isn’t finding information—it’s finding the right people.
Whether it’s a reliable investor, wholesaler, agent, contractor, lender, or boots on the ground in another market, good connections can make all the difference.

What do you think is the hardest part about networking in real estate today?
honest question. On my first flip I budgeted 15% for contingencies and ended up using almost all of it. On my second I did 20% and still went over.
Latest one was a plumbing issue. Found a wet spot behind the dishwasher during demo. Classic. Called someone to check it out and they found more damage behind the tiles. had to reroute a couple of pipes and redo part of the wall.
Called a burst pipe repair sydney to come in with their camera gear and check the rest of the house just in case. Found a few more spots that looked sus but werent leaking yet. probably saved me from a future call from a buyer.
So now im wondering what everyone else does. Do you just accept that theres always something unexpected and pad your budget accordingly? Or do you do extra inspections before buying to minimise surprises? Feels like every house has hidden problems.

My wife and I are honestly devastated and still trying to process what happened.
Yesterday, we brought home a beautiful baby Rottweiler puppy from a breeder in France. We had been excited for weeks. The breeder’s dogs looked healthy, the parents appeared healthy, and everything seemed legitimate.
From the moment we got him, he was a sweet puppy. He played, explored, cuddled, and acted pretty normal overall. The only thing that seemed a little unusual was his breathing. He always seemed to breathe like he had just finished running around, even when he was resting or lying down. Since we had only had him for a few hours, we weren’t sure if it was stress from traveling, excitement, or something else.
The next day, we started working on kennel training. He laid down, and shortly afterward he passed away.
No trauma. No warning signs that would make you think this was about to happen. One minute we were making plans for our future with him, and the next we were rushing to figure out what happened.
The breeder has been cooperative, refunded our money, and is currently having an autopsy performed because they are just as confused as we are.
What makes this even harder is that the photos I’m attaching were taken only about 30 minutes apart. Looking at them now, it’s hard to believe they were from the same day.
Has anyone ever experienced something like this with a puppy? Could the breathing have been a sign of a congenital heart issue, respiratory problem, or something else entirely?
We’re not looking to blame anyone. We just want answers and maybe some peace of mind because right now we’re completely shocked and heartbroken.
