I put in an offer for our first place and it got accepted. My broker just sent out an email that Scotia approved us for fixed 4.49 5 year 25 amortization. It is an uninsured mortgage of $552000.

I know the rates habe significantly increased over the past month. However, I just wanted to see if anyone recently has gotten anything better than 4.49.

I am a little taken back because originally I had a rate hold that was 4.44 but it was for 30 years.

I am going to TD tomorrow morning to see what they offer me since i have been banking with them for a while.

I am in the process of hopefully buying my first place next summer. I will be speaking to a mortgage broker later on in the year, but I want to clarify somethings before sitting down with a broker. Will the mortgage lender look at the NOA line 15000 or 23600 as a mean to calculate my maximum mortgage amount? I live in Ontario in case it matters. I want to clarify this because I have money set aside for my 2026 tax bill, but I know it will have left over funds after paying the 2026 tax bill. I could contribute that left over into my RRSP to lower the tax bill but will that affect the Income that will be used to qualify me? I have already maxed out my FHSA contribution for the 2026

year.

I, 37M, am looking​ for examples of books for dealing with parents divorce.

My parents keep using me as the middleman or keep including me on the loop regarding financial decisions. Everytime after speaking with them I end up in a bad mood for days and keep thinking about their issues and dreaming about it.

I don't want it to affect t my peraonal relationship with my wife just because I am in a bad mood. Also, I have a job that I have to speak with patients everyday, anywhere from 8 to 15 per day. This makes it even more hard because that alone drains your battery.

Usually I am able to handle stress well and just deal with problems on my own. This time, it is feeling different. I feel myself on edge so I am looking for book advice that I can listen to while walking on the treadmill in the gym.

When their divorce is over, I would like to have a relationship with both parents but one of them making it harder than the other.
