[NY] [co-op] board members — how much does your building pay its management company?

Curious to see what your buildings are paying your management company. Ours gets $1,650/month ($19,800/year). That seems extremely low compared with what I’m finding online, where management fees are often around $100–$150 per unit per month.

My building has 72 units.

How many units are in your building, and what do you pay? Does $1,650/month sound absurdly low for Westchester NY?

[NY] [CO-OP] What are some ways or ideas your coop has generated additional income/revenue stream or cut back on costs?

I have been on my board for the last few months. The building has been dealing with severe financial issues over many years. -$400k give or take. Luckily no leans or legal action.

So aside from maintenance increases which the previous board implemented just before I got on the board, I'm looking for ways to generate revenue or cost cutting ideas that may have turned your building around.

Any feedback is appreciated.

New York Civil Procedure Question: Effect of Supplemental NYSCEF Filings Submitted Before a Decision Is Signed

Suppose a motion is pending in New York Supreme Court and, before the judge signs the Decision and Order, one party files supplemental papers through NYSCEF updating the record.

The Decision and Order is then signed the following day and specifically lists the NYSCEF document numbers that were considered. The supplemental filing is not among the listed documents.

My questions are:

  1. Under New York practice, what is the proper procedural mechanism when supplemental papers were timely filed before the decision was signed but do not appear among the documents the court states it considered?

  2. Does the fact that the supplemental papers were filed before the Decision and Order was signed have any procedural significance?

  3. Is there a recognized procedural method for bringing that circumstance to the trial court's attention, or is a motion under CPLR 2221 generally the appropriate vehicle?

I'm looking for information about New York civil procedure and the applicable rules or case law, not advice on how any particular case should be handled.

Sennheiser Ambeo Soundbar Max has 1 solid green light in the back of the grill and 2 separate pulsating lights blinking orange and green together at same time. What does that mean?

I've had the soundbar for a few years now and lately over the last few weeks I've noticed that the vocals have been very hard for me to hear. I have since reset the Soundbar and recalibrated it but the vocals still are hard to hear. I have to put it at about 35/40 level volume.

In the past a few years back, I know if it was a solid red light that meant that the driver was blown. I know this because Sennheiser sent me a completely brand new Soundbar because it showed that red light.

But these lights are different. It's one that's solid green and the other two lights they're pulsating, green and orange.

Any feedback would be appreciated.

[NY] I Just became Vice President of my [Co-op] Board, what are some things you wish you did when got on the board that you know are crucial now?

I have had a long 6 months as a shareholder trying to obtain records from my coop. Went to court got granted order to inspect records. Last week was inspection, but did not get to review everything in full. (Only 2 hrs to inspect 6 years of records, and couldn't take a CPA or make copies or use my phone)

This all happened last week. In addition last week I got elected to the board as vice president. There were 4 holdovers from the previous board (uncontested election)

I already know many things are wrong financially with the building. This was the reason I wanted to see the records.

My question is what are some of the things that I should start looking into aside from bank statements to identify issues and also do any of you guys have any advice?

Has anybody ever had a court ordered records inspection granted by the courts? If so did the management team, attorneys, or board make inspection difficult for you, what did you do?

Little background. Filed BCL 624 proceedings pro se and judge ruled in my favor. The attorney, management, and board have until June 12th to allow me to inspect 6 yrs worth of records pretty much every and any records as per judge's orders.

Decision came on April 29th. After trying to email respondents lawyers on april 30th trying to schedule and coordinate inspection they responded to me may 30th.

They emailed me the following restrictions.

-Only 2hrs for initial inspection ( remember 6 years worth of records need to inspect)

-no photographs, no copies, no notes

-no accountants, cpas, or lawyers.

-only 1 person can accompany me

-person has to be resident of building

-must sign affidavit

In addition board scheduled annual election meeting for June 8 (deadline for records is June 12th)

2025 annual financial statements still have not been distributed. 3 months late, as by laws say March.

June 1st they raised everyone's maintenance by 15%

Received the New Grande Americano Figure from Ringside Collectibles, is this normal?

So pre-order grande americano for my 6yr old a few months ago.

It came yesterday. Upon opening it, his waist is slight turned out of the box however it is just STUCK. THE WAIST DOES NOT ROTATE. IT APPEARS LIKE CRAZY GLUED WHERE THERE IS NO ROTATION OF THE WAIST.

I know this shouldn't be. But I have never experienced this before. I even tried putting under hot water but still didn't work.

What can I do in this situation. Do I contact ringside Collectibles? Will they replace this. I think it is manufacturing defect.

Location: New York Hi all — looking for procedural guidance (not legal advice) on next steps after winning a records inspection petition under New York BCL §624. I’m a shareholder in a co-op and recently obtained a court order granting me the right to inspect 6 years of corporate records, including bank statements, invoices, board minutes, insurance records, voting records, etc. The order requires the respondents (co-op board + managing agent) to comply in good faith by June 12. Timeline so far:

Decision/order issued → next day I emailed respondents’ attorneys to coordinate inspection Attorneys responded same day saying they will “review and get back to me in a couple of weeks” It has now been ~5 days since that response with no follow-up

No documents have been provided yet (even electronically

Context / concern: Prior to litigation, the board and management ignored months of emails (3+ months) requesting records, financials, and meeting information. That pattern of non-response is what led to filing the petition in the first place. Given that: The scope is broad (6 years of records)

This will realistically require multiple days of inspection and coordination I specifically asked what can be provided electronically (bank statements, insurance files, etc.) and got no answer Their only response so far is “we’ll get back to you in a couple weeks”

…it feels like this may be the start of delay tactics, even though the order requires good-faith compliance. My questions:

Am I within my rights to seek court intervention now (e.g., motion to enforce, compliance conference request, etc.), or is it premature since the June 12 deadline hasn’t passed?

Does a vague “we’ll get back to you in a few weeks” typically satisfy the “good faith” requirement, or is that potentially insufficient under NY practice?

Is there a recommended procedural step here (e.g., formal meet-and-confer letter, setting firm inspection dates, etc.) before going back to court?

At what point do courts usually consider this type of behavior non-compliance or bad faith in the context of BCL §624? Can I told the court to provide clarification on how to obtain some documents such as whatever is available electronically such as bank statements etc?

I’m trying to be reasonable but also don’t want to lose time if this is heading toward non-compliance again. Appreciate any procedural insight from NY practitioners or anyone familiar with shareholder inspection enforcement.
