Why am I being charged transfer taxes and property taxes?

Purchase price of $525K. 20% down payment. Loan amount is slightly off since this original loan estimate document was made before the offer was accepted, but virtually the same.
Both credit scores above 800. No debt outside of current mortgage.
Wife and I want to get a new home. Current home is too small at 1,200 sq/ft with two kids. Details below:
Income: $215,000 (combined gross)
Net: $13,500 (monthly)
Current Home: Bought at 210K. Comps show we can sell at $375-$380K.
Investments: 675K (combined 401K’s, roth’s, brokerage, employee stock)
Daycare: $0 (very blessed to have parents who love their grand kids)
Due to the decent retirement and lack of daycare costs I think we can afford a $600K home on our income, but I wanted to get a reality check from un-biased people.
Personally, I like to have all in mortgage payment at 25% of net income or less. $600K home at these rates will probably be slightly above 25% which I believe is just a personal mental block I need to get over.
How the hell do I dose my laundry properly with very hard water (262ppm)?
Setup
Washer: LG Top Loader
Detergent: Tide Clean and Gentle Powder (Usually fill to line 3 and put directly in the drum)
Booster: FEBU (one scoop in drum)
Citric Acid: (one TBSP with water in softener compartment)
I’ve checked during fill up, after agitation, etc and have never seen suds in our wash once. It’s just grey soup. The clothes smell like nothing, which is clean to me, but I would like to atleast see some suds to ensure the hard water is not ruining all of our detergent.
We also have sodium citrate and baking soda available. After reading some posts I added some baking soda and citric acid directly to the drum…..still no suds.
The adults wear mostly cotton and dark while the kids wear mostly cotton and colors. Please help.
