[Landlord MA-US] sucker for a sob story

So, one of my tenants, who has paid her rent on time since her tenancy started in March 2026, informed me that she's lost her job and will not be able to pay her rent on time this (and next?) month. She is applying for Mass state assistance. My experience is the state assistance could take 8 weeks to come through, if at all. The question is, do I ride it out with her or force the issue...

Washing machine drain water backup where discharge hose meets drain plumbing

Ok, so two washing machine drain setups pictured here. The U shaped setup splashes out for a few seconds when draining - enough to get a fair amount of water on the floor. The Y shaped setup works fine. I’m thinking the U setup isn’t working properly because of its shape not allowing water to flow smoothly down the drain? Thoughts?

LVP is about two years old. Appears to be buckling. Thoughts on how best to fix? And tearing it all out is not an option…. lol

[LANDLORD - MA] how many units before hiring a property manager

Growing my portfolio. How many units is realistically too many for a single landlord to manage without hiring a PM?

Edit: new addition to portfolio is 50 minutes away.
