Future of Luxembourg

Luxembourg is so called no.1 GDP per capital country and everyone outside ‘wanted’ to move here, but staying here after 5 years, we also see many many ppl leaving the country, due to reasons like lack of life and fun and job opportunities, and the housing price being so high, same as the everything.

As young parents, we raised our first kid, bought our first apartments here, we now have a strong tie to this country. We genuinely appreciate our life here - limited choice of everything but super calm. In the meanwhile, we started getting concerned about the future and wondering what is next - if we lost job one day and cannot find a replacement.

Are you bullish about the future of Luxembourg? And are you planning something for it?

Good Creche in Mersch

Hello!

I will move from Lintgen to Mersch, and wondering if there is any recommended Crèche in Mersch so that I could move my kid to (so that my parents can take the kids to with small walk or a short bus ride), or I should keep my kid in Lintgen crèche - which is still convenient l car but my parents may need to take a train sometimes.

Bëllegen Akt - count from notary deed or address registration

I've post previously about the tax consideration to lease out my primary residence after 2 years - now I'm checking when can I officially let the contract begin. From what is written here Tax credit on notarial instruments, It seems to be 2 years after occupancy, which should mean 2 years after the address registration in this residence. Is my understanding correct?

For example, purchase happened on Sept 1, 2024, address registered on Sep 15, 2024, then the lease should start Sep 16, 2026 to avoid failing the rule?

Tax issue for leasing out my only residence

I’m a homeowner and I’m recently thinking to move to a bigger place - but instead of buying a house I’m trying to lease out my apartment out and lease one house, however, after some calculation I realized the tax system may not designed in favor of it - hence I’m seeking for some advice in case I misunderstood something.

My own apartment is bought in 2024 so I can get full interest deductible, which means my living cost should be a discounted interest - let’s say 0.7 of the total interest cuz I should expect 0.3 back in tax refund.

However, if I lease my apartment out, I will lose tax refund, I can declare ofc in the lease income as an expense, but best case is I got 0 revenue (or slightly negative), so my living cost will be essentially lost tax benefits (the 0.3 of interest) plus the price difference between the 2 place (lease income - outcome), which seems a bad decision from tax standpoint.

Does anyone have such experience and what is the best way to deal with it?
