I need help: Can anyone Recommend a good property maintenance tool, software, or even company?
For context, I own a four-plex in Western PA. I was originally self managing the finances, leasing and tenant screening, with my dad doing the maintenance/repairs. It worked for a while, but long story short he got sick and was no longer able to do it. So I was forced to hire a property management company.
Anyways, that was five years ago. Since then, I’ve gone through 3 property managers. The issue is that most of them don’t really manage the property well. They all want to collect the rent, and draft up the leases, but when it comes to the day to day maintenance stuff they all are bad. The last property manager just relayed information to me rather than actually managing. I would get messages from her like “the tenant says the fridge is making a funny noise, what do you want to do.” And when one of my units was vacant she literally just goes “when do you think it will be ready to rent?”
I have a very busy day time office job that sometimes requires me to work 12 hour days in the office 5 times a week. I can’t be on the phone calling contractors or in person to let them in. I have a background in real estate so with the right software I can do all the paperwork/financials myself.
Essentially all I need is someone who my tenants can contact if something breaks and they’ll come out and fix it. It would be nice to not have to deal with tenants unless they have an issue. In addition to all of these I have some major capital improvements that’s im trying to do, so focusing on just rent collection/leasing will allow me to focus on budgeting and saving for that rather than day to day maintenance.
Anyone able to provide me any advice?
