Can't remember when's the last time came across something I can't explain, but this have me baffled. Got a new SIM card, sitting on the metal stool try to reinsert the SIM in the mobile. The SIM fell to the carpet & disappeared. I looked every mm for 2 hours can't find it. My daughter found it just beneath the treadmill where the red label is. So its a 5 feet distance from where it fell to where its hiding. Even say if the SIM somehow fell on my pants (I doubt it) & I may have carried it near the treadmill, it should be next to the treadmill, not under it. Not a religious person, but ........

Repaint after gap filler. This is Dulux Vivid White has no tint, but still can see the repaint. What white paint (no tint, shade, flat) do people/pro use for the job ? Any recommendation thanks.

Cash settlement, how did it go ?

Those bought without a loan (retired, biz owner, low doc) so most likely you would transfer the settlement fund to a conveyancer/solicitor 'trust' account, or if there's another way, prior to PEXA settlement day. How did it go ? It is risky to cash buyers in case of lawyer theft, and if lucky the fidelity fund compensation limit to $200k is a joke when house price $1m+ !!

Purchasing property without a loan

First time ever buying without a loan. That means will deposit balance of the purchase price in my solicitor's trust account prior to settlement. Understand the risk of fraud is very small, but is there a way the funds sitting in my bank account (instead of solicitor's trust account) and on settlement the seller/bank/PEXA just withdraw the amount ?

ps. How useful/good is Lawyers Fidelity Guarantee Fund, any claim limit, tbh, not sure how much money in the fund.

Yes - Name of caretaking service contractor engaged: ABC Pty Ltd Has the body corporate authorised a letting agent for the scheme? Yes - Name of authorised letting agent: ABC Pty Ltd

Does that mean I (& the whole complex) can only use ABC Pty Ltd for property management & finding tenants ? Seems restrictive !!
