Seeking advice for negotiating with LL about breaking 1-year lease early

Hi again, I posted a few days earlier about how to exit my recent 1-year lease term due to emerging patterns of harassment from the LL and misrepresented living conditions (sharing kitchen/bathroom with LL).

I’ve since left the unit with my possessions to stay with friends, and sent the LL my notice requesting early termination of the lease. The LL said they also wanted me out, and has requested that I find a subletter (in this case I would prefer to reassign the lease, for the LL’s requested 1-year term. My lease started May 1, 2026).

I understand that if I do not find a replacement, I am at risk of continuing to owe the rent - I’m worried that the LL would be incredibly picky and rude towards potential candidates, making the sublet/reassignment process difficult (apparently this is how they behaved with previous outgoing tenants who were searching for subletters, turning down just about everybody).

Would like advice on whether I could negotiate to somehow not be responsible for finding a replacement. What am I obligated to do regarding the duty to mitigate, and similarly what are the LL’s responsibilities to minimize losses?

Does anyone have experience with this? Also, what should I make sure to do when exiting to make sure I am no longer contractually and financially tied to this place (e.g., having LL and I sign a lease termination agreement?)

Need advice to break 1-year fixed term lease. Sharing kitchen/bathroom with LL.

Looking for advice on how to end a one-year lease early. I’ve moved into a 3-bed 1-bath apartment, sharing kitchen/bathroom with the LL (my first mistake, I know).

For context, I moved to Toronto hastily for May 1st because a great job opportunity came up - it’s a short contract ending at the end of August. So far the living conditions are not what I was advertised, and the landlord is quite difficult to live with: there are not sufficient smoke alarms or carbon monoxide detectors on each floor, they don't clean the litter boxes for days and the smell is overwhelming, there are real mold concerns in the bathroom that they’ve dismissed, the wifi is often unreliable (sometimes need to WFH). I know it’s my fault for not taking a closer look during the viewing, and it was a mistake signing a 1-year lease. We signed the standard Ontario Tenancy Agreement, and the wording and use of the standard lease made me think that I was still covered under the Residential Tenancies Act.

The last straw was I witnessed them intimidate and degrade my roommate a few days ago when they very reasonably brought up the mold concerns in the bathroom, and they immediately began verbally abusing me, referring to my request that they spray down my room with insecticide and for the many cracks in the baseboard to be sealed to prevent more pest issues because I’ve been seeing lots of critters in the unit. They told me I was being unreasonable and that they object to the labour of sealing the gaps (this is an old house that has not been properly maintained over the years). They then said that the unit comes "as is," critters included, though I was told there were no pest issues during the viewing. They've also entered my room without my prior consent, both while I'm in the room and while I'm away at work (they know when I'm not home because they see me leave in the mornings).

I’ve already witnessed in these last two weeks that the landlord will go back on their word often, and does not reliably respond to requests or concerns in writing, but will address them verbally in the house. The landlord is a real bully and I don’t say that lightly. This makes me concerned if I need to leave before my fixed-term lease is over.

I’ve been chatting with the other current roommate (they’ve been here for a little under a year) and from what they told me about the outgoing tenant’s experience (who also moved out a few months prior to their one-year lease ending), the landlord made it incredibly difficult for them to find someone to take over the lease. The outgoing tenant brought many interested candidates and the landlord was volatile and vindictive and refused just about all of them based on their inital first impressions, telling the outgoing tenant that he couldn't leave. I was the sucker who was looking for a place ASAP.

I understand that I signed a fixed-term contract, but given that this agreement does not fall under the RTA and the Landlord Tenant Board has no jurisdiction, I'm wondering what my options to end the lease early would be? I anticipate that the LL will be uncooperative and/or hostile. Am I obligated to find a subletter or to reassign the lease?

I strongly feel that the agreement we signed is unenforceable, with the misrepresentation of the agreement (presenting the Standard Lease knowing it didnt fully apply) and the fact that the place is arguably unsafe. I'd really appreciate any advice you could provide -- I contacted some community legal services for consult but they said they couldn't help me due to their volume of work, as I wasn't actively at risk of being evicted.

Moved into shared apartment for May, this was a mistake, need advice regarding breaking 1-year lease

Looking for advice on how to end a one-year lease early. I’ve moved into a 3-bed 1-bath apartment, with the landlord living in suite (my first mistake, I know).

For context, I moved to Toronto hastily for May 1st because a great job opportunity came up and it’s a short contract ending end of August. So far the living conditions are not what I was advertised, and the landlord is quite difficult to live with: not keeping the place clean (they have cats that they don’t pick up after and the smell from the litter box in the hallway wafts in under my door, the boxes aren’t cleaned for days or more and they’re stingy with the litter), there are real mold concerns in the bathroom that they’ve dismissed, the provided wifi is spotty and often doesn’t work from the morning until evening (this affects me majorly because I work from home several times a week). I also pay an additional fee on top of my rent because we supposedly have a cleaner come in, but the place is filthy all the time and from what the other current tenant has told me, it’s really not sufficient cleaning, but the landlord refuses to let us use cleaning chemicals in the house). I know it’s my fault for not taking a closer look during the viewing, and it was a mistake signing a year lease when I was really looking for a 4 month sublet. We signed the standard Ontario Tenancy Agreement.

At first they agreed to finding someone to cover the remainder of the lease (which is what I was told when I arranged the viewing), but then the landlord insisted on a one-year lease. I know I should have opted out then, I regret it now. I witnessed them verbally abuse my roommate today when they very reasonably brought up the mold concerns in the bathroom, and this follows from my request that they spray down my room with insecticide and for the many cracks in the baseboard to be sealed to prevent more pest issues because I’ve been seeing lots of critters in the unit. They told me that I could make those changes myself, however I’m concerned that if I sealed the gaps myself and made changes to the unit, I may be told later on that I owe them for damages because I made those changes. From what I understand, a landlord in Ontario cannot unreasonably refuse a lease transfer or sublet request, but if they do refuse, I would need to apply to the Landlord and Tenant Board for a decision. What might some of my other options be here to terminate this lease early, either ASAP or by end of August when my work contract ends?
