First time taking a housing loan and kinda overwhelmed on what to ask to bank account managers and how to decide.
Loan amount is at 3.2M for a Condo unit in NCR.
I got approved in BPI and UB.
For UB:
Loan terms: 20 yrs (i applied for 15, but wasn’t approved because i don’t have a co-maker)
MA: Php 24k+ - 6.75% fixed at 5 yrs
Pros: accredited by my company, and can get 4k/ month for loan subsidy; allowed advance payment
Cons: high bank fees 96k, looking into the details because of fire and mortgage insurance (total of 27k+)
On the other hand - BPI:
Loan terms: 15 yrs ( i got approved for 15 yrs)
MA: Php 28k+ - 6.75% fixed at 5 yrs
(including monthly mortgage insurance only at 400+ per month)
Pros: bank fees significantly lower only at 52k also including insurances here, (this is where I’m really thinking about e, ung 4k na makukuha ko sa subsidy in 10 months sa UB is actually babayad ko rin sa bank fees nila, but of course mas makakabawi naman if i plan to stay longer sa company which i cannot see myself staying pa in the duration of the loan 😅); allowed advance payment
Cons: no subsidy from company
Now, sa may mga loans in UB and BPI, are the rates negotiable after 5 yrs? And sa mga marami ng experience sa housing loan, alin sa kanila mas okay in the long run? In terms of rate increase, fees/penaltiess, service.
P.S. we’re okay with both rates naman, but i got the condo kasi while single pa ko kaya i cant have my fiancé pa as my co maker. And it will take time pa if ichange ko pa ung documents to add him sa property.

Not required naman na website, kahit template lang na we can edit, though i understand na usually part din ng website packages (but baka mas mura kasi pag template lang)
Gusto ko lang ung mada-download ko lang as pic ung pages, since i plan to send them as image lang (as reading other experiences na most of the guests hindi naman inaaccess ng guests ung site except sa millenials and gen Zs, plus coordinator will provide din kasi e-invite 2 months before the wedding)

Ok lang ba na mixed colors sa primary sponsors (sage green and beige) para sana may choice sila, and may mare-use if ever.
Isa pa sa iniisip ko is ok lang ba na same dusty rose sa mother of the groom, if dark greyish green tuxedo si fiancé and shades of green din best man and groomsmen nya?
Sa guests - we will encourage neutrals, shades of green and pink, but will not impose. Dress code is formal or cocktail.

Initially, my vision sana sa veil ko is cathedral length with lace sa edge, while ung gown ko is half laced lang.
Now, i ended choosing a gown na full laced, with silvery details, and may sequins din (see photo), okay pa rin ba ung laced veil? mas okay ba ung ribbon edge nalang or too much details na and should keep it plain (eto ung free) ?
Wala akong creative eye, kaya maganda lahat kasi for me, im also trying to keep my gown a secret din kaya di ako makapag ask sa friends hehe
