Buyers Beware: Advertised 119 m² vs 114 m² in BH Planning Documents
This week I viewed an end-terrace property in BH advertised as 119 m². However, after checking the Cork County Council planning documents, the approved size for the relevant house types appears to be 114 m².
When I raised the discrepancy with the sales agent, I did not receive a clear response.
From what I could verify:
- Type E and Type H houses are approved at 114 m²
- The 119 m² J-type houses appear to be only 6 units and are not part of Phase 1 or 2
- All semi-detached units in Phase 1 or 2 are around 115 m², with some including an additional 15 m² extension (Exempted development extension)
The following units appear to correspond to the 114 m² house types based on the planning drawings:
Meadow View:
1, 19, 22, 25, 32, 33, 36, 37, 40
Clover Avenue:
1, 4, 5, 8
Meadow Avenue:
76, 77, 80, 81, 84
Planning documents can be checked here:

Planning application reference:

After opening the application, check the “Documents” tab and then “Floor Plan” to view the floor plans and site layout drawings.
At an advertised price of €455,000 for a 119 m² end terrace unit, the implied value per square metre is approximately €3,823. Based on that, a 5 m² difference equates to roughly €19,000 in value, which is significant for most buyers.
The purpose of this post is simply to encourage buyers to independently verify floor areas rather than rely solely on marketing material.
If anyone believes the above units are officially approved as 119 m², feel free to share the relevant approved planning application references number.
In my case, I eventually found a nearby semi-detached property around 118 m² for a similar price, which changed my decision-making process considerably.
