Terminating lease early

Hi all, I am looking to understand the nuances of leasing vs buying. I was looking into leasing but I am in a situation where I maybe would have to break lease in say a year(situation may require moving). Can someone explain how much I would be on the hook for if I say lease a bmw x5 for 3 years at 800 pm payment. Assume some down payment of 3k.

Or should I think of buying but in that case I was leaning towards Honda or Toyota given good resale values. Having hard time comparing which might be beneficial here

New car suggestions

I am in the market for a new car. Owned a Toyota Corolla 8 years back but been in nyc since and never needed one. Have a 2 year old son now and it's just becoming difficult to operate without a car now. Looking for a decent trunk space and comfortable ride for the kid in car seat.

I was initially thinking of getting a Honda crv - looks great but a friend suggested Subaru are more safer.. haven't driven one myself so coming to the group for suggestions. I know there might be bias here but hoping to get some genuine advice.

I might have to sell back in few years so also thinking about the resale value. Could the group suggest if Subaru would be better? Currently there are promotions at 1.99% for 72 months for outback and 1.9% for 36 months for forrester.
