To my fellow investors—people chasing the same goal of freedom through RE Investment, I wanted to come on here and ask for real advice from those who’ve actually made it past this stage, to the ones the choose to exit their acquisitions and investment via traditional assignment.

A little more context about me:

I’ve been working at Toyota since 2021. I’m currently a sales and finance manager, and while I’m grateful for the position, my income has pretty much plateaued around $105k. The bigger issue is my financial obligations—I have a $3,005 mortgage, car expenses, and other bills that make it hard to just quit and go all-in on wholesaling, even though that’s what I ultimately want to do.

I also have a Florida real estate sales license and a business degree, so I’m not coming into this blind—I understand the fundamentals and I’m serious about building something long-term.

My schedule looks like this:
- Work: 7:30 AM – 5:30 PM
- Days off: Tuesday & Wednesday

And I’ve been extremely intentional with the time I do have.

Here’s what I’ve been doing:
- Mojo dialer with triple line dialing
- Pulling foreclosure data and consistently calling
- Calling every free moment I have (before work, after work, days off)
- Contract templates ready
- Bandit signs around town
- Actively trying to build pipeline and talk to sellers
- Not as important but also have an LLC

I’m not just “interested”—I’m taking action daily and treating this seriously.

My intention isn’t just to do a couple deals—I want to build this into a real business. The goal is to eventually have a full operation with an acquisitions team and a dispositions team, then scale into doing my own flips or BRRRRs.

But here’s the reality:
I haven’t closed my first deal yet.

And it’s frustrating—not because I expected it to be easy, but because I feel like I’m doing what everyone says to do, yet I’m not seeing results.

So I’m asking those who’ve been in this exact position:

- What was the real turning point before your first deal?
- Is this just a volume game and I need to keep pushing, or am I missing something key?
- How long did it take you to land your first deal while working a full-time job?
- If you were in my position (tight schedule + financial pressure), what would you double down on?

I’m not looking for motivation—I’m looking for real perspective.
