Microcement vloer in badkamer

Ik heb een mooie microcement vloer in de badkamer van mijn vakantiehuisje gelegd. De schoonmakers hebben helaas een paar maanden schoongemaakt met verkeerde aggressieve middelen waardoor de PU protectie naar de konijnen is en de vloer aldus viezug is geworden en niet meer schoon te maken. Het cement is snoeihard dus schuren heeft denk ik weinig zin. Wat te doen? Misschien als enige oplossing matte betonverf erover in min of meer de zelfde kleur?

Advise needed

Last March we received a booking for July 2027! Since we didn't expect such an early booking at all we we didn't have the right tariffs in place so on the website the default (off season) price was shown for also high season. (maybe that's why the booker was so eager to make the reservation so far ahead). I messaged to booker several times to talk about this. But I didn't receive not one reply: as a matter of fact the booker didn't read any of my messages since March! I then tried to send a few phone messages and after that call him, but the number is wrong and doesn't exist. I asked support and they said: wait until the rental period is coming near, guests will start interacting with the platform more. Our rental window is April/May until October - so we really need to make our earnings mostly in high season.

What to do? Change the rental charge of the reservation - Just cancel and explain why (willcost €107.50 / USD 122) or wait more? Thanks!

Listing suspended after 3 problem guests in 9 months - first time in 11 years. How did you handle suspension?

Long-time host here, looking for advice and reality-checks from anyone who's been through something similar.

Background: I host a villa in Italy, been on Airbnb since 2015. 91 completed stays, mostly 5-star, no real disputes for the first 9 years. Then in the past 9 months, three guests in a row caused trouble:

  • Guest 1 (August 2025): Booked 26 nights, arrived with two undeclared dogs, complained the property wasn't fully fenced (which I'd warned other guests about for years — it's in the booklet). Sent ~30 photos of "problems," cancelled after 1 night.

  • Guest 2 (August 2025): Family of 6, asked to extend, then asked for a partial refund of €1,300 for the nights they didn't stay after deciding to leave early - becasue of one mouse turd and some flies on the wall (we're in the countryside: hence more animals and insects than humans.) Discussed via WhatsApp. Eventually Airbnb admin shortened the booking themselves.

  • Guest 3 (April 2026): Stayed 1 night of a 6-night booking, sent a message saying — literally — that she'd refrain from leaving a bad review if I gave her a free cancellation and full refund. I called Airbnb support immediately. The agent (named in the chat) confirmed in writing that her photos weren't grounds for a refund and that the review-for-refund offer was a policy violation. Then a few hours later, an admin altered the booking anyway and refunded her.

A week later: listing suspended for 5 days. "Multiple reports."

I escalated to a Senior Case Manager. After a long exchange where I documented all of the above, she basically said: the system triggered the suspension based on the reports, no review of the merits, can only "educate" me on how to relist. The 5-day suspension itself isn't really my issue - it ends Saturday. What I'm actually worried about is what this does to my search ranking long-term, and whether these complaints (especially #3, where they have an internal record contradicting their own action) stay on my file forever.

Questions for the community: Has anyone successfully gotten a complaint annotated or removed from their file after the fact? What worked?

Has anyone been able to get any straight answer from Airbnb about ranking impact after a suspension? Or is it really as opaque as it seems?

The DSA appeal route (for EU hosts) — anyone actually used it? Did it produce a real written decision or was it the same script?

For the review-for-refund threat (guest 3) — Extortion Policy violation in writing — has anyone actually gotten that to stick as a basis for invalidating the complaint?

Anything you wish you'd done differently in the first 48 hours of a suspension?

I'm not looking for "switch to Booking" - I get it, I might. Just trying to figure out if there's any meaningful action left in the Airbnb channel before I write this off as a permanent ranking hit and adjust strategy. Thanks in advance.
