Is self storage still a lucrative business in the UK?

A few years ago you would see self storage facilities popping up everywhere as a low maintenance easy runner. Now i'm seeing posts mention high interest rates, competition from large corporations and drops in occupancy and price. I plan to buy a warehouse in my city centre and work has commenced nearby by a large developer for 5bn+ to create a large residential, commercial community development. There is also large residential buildings being constructed all within a 300m radius. I like the idea of buying the warehouse to simply hold as the area develops over the next 15 years but i am struggling to find a use for it after recent plans fell through. Any suggestions?
