Moving to Seattle, thinking Pioneer Square. Advice and apartment recs?

Hi all! I’m planning a move to Seattle from the South and Pioneer Square is at the top of my list, so I’d love some honest advice from people who live there or know the area well. I’m hoping to make the move around late October /November , and I’ll likely be earning around $125k. I’m looking at a budget of about $2200 a month for a studio/1BR/2BR with flexibility.

I have a car, so parking is a big question for me. Is street parking realistic, or should I only look at buildings with dedicated spots, and what does that usually run? I’m also moving solo for now, but my teenagers will be in the coming along down the road, so I’m trying to think about long-term fit too.

I’m looking for something walkable with good food and a real neighborhood feel, where I’d feel comfortable walking around at night. What’s daily life in Pioneer Square really like right now, the good and the bad? Are there buildings or landlords you’d recommend or steer clear of? And if you think another neighborhood like Capitol Hill, Georgetown, or Beacon Hill might be a better fit, I’m all ears.

Anything you wish you’d known before moving would be hugely appreciated. Thanks so much!

Employer Certification

Hey! So I am sorta lost. I think that’s why it has taking me so long to get started. I finally decided I needed to get in gear. I have consolidated loan since 2015 I’ve been out of school since before that. I’ve worked public service since 2012 but I think through 2014 or 2015 I was a contract worker so not full time. From 2015 until present I had worked government/non profit jobs. I looked on the help tool and all 3 are eligible. The employer certification paperwork I see is attached to the pslf paperwork. Is there employee certification paperwork that isn’t attached to that. Am I missing something. For reference, I’ve been on IBR since at least 2015. This just seems daunting and I don’t know really what to do or even if I’m in the right direct. Any help would be appreciated.
