Miserable

Still no power in center Ave/shamrock area. 85.6° and 71% humidity in my place. Been over 24 hours. Supposedly 11pm restoration projection but I’m not betting on it. can’t believe there’s no protections for this. Groceries I purchased a few days ago are definitely spoiled now. my renters insurance specifically excludes this, so does my credit card benefits. just have to hold this L I guess. just annoyed. Makes me think how the hell are the folks along the river view trail handling this daily

IDR application timing advice

Given nothing changes with pending SAVE litigation, when I exit the SAVE forbearance, I want my monthly payments on IBR to begin in early October 2026. How can I make this happen timing wise?

Also, how do they determine when your recertification date is?

Ideally, I would like to recertify every year some time in September, and then begin my 12 months of payments starting in early October.

I'm hearing that right now it's taking 1-2 weeks to get people into a new IDR plan, but I anticipate that timeline will be longer come September. I was planning on applying into IBR around September 5th or so. Is that too early? If I did that, is there a timeline where they start me paying later in September? or is it always the next month after your application is accepted that you begin payments?

Would like some insight on the nitty gritty here.

PS: is the strategy for most accurate processing of application to apply on your servicer website? or on FSA? I've seen people say applying electronically on FSA results in wrongful payment determinations. Should I do paper application directly to my servicer?

I Can't believe how easy it is to be financially stable

Don't get me wrong, I understand the ways in which I am privileged:

    1. Born in USA
    1. Grew up in diverse area with great education
    1. Athletically talented enough to get into an elite university
    1. Well-adjusted enough to secure a girlfriend/wife

Where I am not privileged:

    1. Black
    1. Gen Z (specifically, not a boomer)
    1. Financially irresponsible parents

On that financially irresponsible parent note- that's where my fascination comes from with how easy it is to simply just be financially responsible and stable. My entire life growing up it seemed like we were always short on money, living paycheck to paycheck, I was discouraged from asking for fun things, we kept moving from apartment to apartment to get cheaper rent, etc. It was exhausting. My dad would avoid paying taxes for years and the IRS finally came after him and he had to forfeit a lot of his paycheck for a while. As for my mom, I have no idea where her struggles came from. They just always claimed to be struggling. My mom made anywhere between 60-100k, and my dad would make like 90-140k. We would always rent, and yet- it seemed impossible for them.

I make 70k and my wife makes 50k. We are sitting extremely pretty. As soon as I graduated and got a job, I immediately made an excel sheet budget, and just ran the numbers- what I could afford to spend monthly to still be able to save 1000+ a month. Then boom we just adjusted our lifestyle to fit our income and goals.

Aside from the confusion of why my parent's couldn't figure it out, I must say I am lost at all the people the solid jobs and decently privileged backgrounds that haven't also figured it out like my wife and I have.

For the record I'm politically democratic socialist.

Parent Plus Loan Strategy: IBR or RAP.

My mom's parent plus loans were double consolidated years ago, and it's currently on the SAVE forbearance. I understand that I'm already in the clear to be able to go onto IBR from this point. The loans qualify for new IBR. Current balance 93k.

Her AGI is 38k/yr and she is 67 years old and retired. Her family size is 1 since she divorced my dad and all her kids are grown up now. She lives with her sister and her sister's husband, so that's how she's able to survive off just 38k.

on 38k her RAP payment is $95, while her new IBR payment is $117. Even though RAP's forgiveness horizon is 30 years to IBR's 20, I'm wondering if I should opt for RAP anyway since we'd be taking a huge advantage over the interest waiver, but am still scared of the potential for her AGI to jump over 80k for some reason or another and then she's on the hook for higher payments than IBR.

Basically I'm looking for validation that there's literally no way her income would jump up to 80k/year in the next 30 years. She's retired and has a solid living situation. She has like 35k in an annuity that she hasn't cashed out on yet. I'm thinking that could be a potential factor that I'm not considering.

It would be nice to see the balance go down basically for free, and also a smaller tax bomb if she actually ends up living to 97 right?

What would you do.

Is 20% down to avoid PMI actually worth it?

Trying to face the reality that the home my wife and I eventually buy will probably have expensive repairs in the first couple of years just because of how poorly some previous home owners maintain their home. Also keep seeing stories about how inspections keep missing key things (can they be sued for that??).

Anyway. We have about 70k saved up for a down payment, we were goin to go with a conventional loan and aim for 20% down minimum. But now I'm wondering if we should just go FHA, put down 3.5%, and have a large reserve for any repairs that may come up.

I figure once we have 20% equity in the home, the PMI goes away right? This avenue might be worth tacking on a couple hundred extra bucks on the PITI for a little while.

Thoughts?

Baggage claim signs suddenly stop at Dulles airport once you reach the train map

I arrived back home from international and ended up in the “future gate site” area. Then I followed the signs to baggage claim to the little train that takes you wherever. Then I was shown this map at the dock. There’s no baggage claim symbol, so I was at a complete loss on where I was supposed to find baggage claim. I made my way back up the stairs to try and figure out why I couldn’t find baggage claim, and when I looked down, I see a train pull in and it says “to baggage claim” so I’m like oh okay I guess I just take this train then. Would have been nice to know that the train would take me there from looking at the stupid map.

However, the trains that would come by would all say something different on the banner. Some would say “going to gate C” or “going to gate A” so I was like bruh how do I know when the train coming to baggage claim would come? Shouldn’t all these trains eventually take me there? If so, why are any of them labeled???

Anyway I took a chance and got on the train saying it was going to gate A, figured I would eventually get to baggage claim, wherever it was. Then- on the map INSIDE the train, it finally tells me that baggage claim is at the main “terminal” why is the arrival pick up area called the “terminal”??? Usually you go to your terminal before taking off on a flight. So confusing.

Anyway, the map also says at Gate A, you’ll see gate A planes, and also you’ll be able to access a walkway to the terminal. So I figured okay, if these trains ARE labeled for a reason and for some reason just go back to where they started instead of going full circle, I’ll just get off at gate a and walk to the main “terminal” (again, really weird they call it that).

Well I follow the flow of gate A, and if you don’t go to any of the gate A planes, THERE IS NO WALKWAY TO THE MAIN TERMINAL FOR BAGGAGE CLAIM. You’re just routed to the exit trains to go to all the other gates and what not. So I figure whatever, I’ll get on whatever train comes next, and the next one says it’s going to baggage claim. So finally I get to where I’m going. BUT- do different trains just go directly to where they say they’re going? Because there’s literally no way to know where the train is going because the banner doesn’t explain where it’s going until RIGHT when the door is about to close

Has really no one else dealt with this confusion????

My wife and I are home shopping, and have never experienced this before. Is this normal? They want us to sign two separate documents. 1st one being a 2 day contract saying they have exclusive right to represent buyer, and even put in there that we initially agree to pay broker the professional service fee of 3% of the purchase price... we haven't even toured the house yet!

2nd document is the broker assigning us a buyers agent from their agency for the property. Supposedly locking us into HAVING to use that agent if we were to decide to move forward with the house.

We have never met any of these people, just saw a zillow listing and wanted to do a tour. Now they have us signing all this stuff. Are we overcomplicating this?

UPDATE:

I called the buyer agent assigned to me to tell him to cancel the tour because I'm not signing anything that makes me have a buyer agent to be able to tour the house. He then backpedaled and said "oh there must have been a 'miscommunication'. We can just have you sign the unrepresented buyer agreement and have the listing agent show you the house"

LOLL!!! what I was wanting to do in the first place. You guys are so high strung with your opinions... stating them as "law" alright lol.
