Help with home layout lol

We are two adults and one child, moving into a two bedroom home. I work from home and need some sort of semi private desk area, mainly separate from where baby is playing with his nanny. Husband would also love a place to put his desk but given he doesn’t work from home, this isn’t a necessity. Dining table has three size options, 40, 65, or 90 inch wide. There is also a permanent kitchen island type thing at the end of the kitchen.

I have two living areas and am having a hard time deciding how to split the dining, couch/tv and play areas. I’ve attached the floor plan and three layout options.

Main concerns:
* kitchen lacks storage, so adding extra storage on the other side of the entryway wall would be ideal
* tv seems too close to couch no matter where I put it
* standalone furniture (bookcases, shelving) needs to be against a wall to be secured and prevent tipping over
* where to put a litter box 😭

Any advice?

Fit check please. I feel like the shoulder straps are blocking his face a bit? He was enjoying chewing on them.

I have read the entire wiki and see a lot of info on what to avoid, what brands are bad, but no suggestions on what’s actually a good carrier. Can someone please suggest a good carrier for a 5 month old? I’d like it to fit him until he’s at least a year.

When he was a newborn we tried solly baby and he hated it. He will sometimes tolerate the baby bjorn but it kills my back and I’m seeing now that it’s not a great brand for them ergonomically (though I have made sure he checks the TICKS criteria).
