Advice on property refurb costs

Hi All! As the title above describes I am currently looking at property in the west London area and more specifically Ealing and Chiswick. Would like to know very roughly what costs are like to refurbish a home to a point that it is decently done and in a pleasant state.

Will have to excuse my ignorance as I have only recently moved to the UK and this is my first property I will be purchasing. The link is below:

First time buyers in the UK, property advice needed…

Hi all,

My wife and I recently moved to the UK and are looking to purchase a property. We came across a beautiful conversion; the developer had purchased a large house and converted it into 7 separate flats.

The flat we were looking at in particular was listed as a 3 bed 3 bath duplex. We were very excited to say the least as we had found somewhere that sat slightly below our budget and was in a fantastic location.

Fast forward to today and we’ve recently found out that the original planning permission was only for a 2 bed with one study. As far as space goes the study meets the minimum requirement space wise to be classed as a single bed. My concern is that when I come to sell my property it will lose value as anyone who does their due diligence will encounter the same problem…

We are yet to complete and have only paid a reservation fee. If anyone has any similar sort of experience I would really appreciate a message. The developer has agreed to apply for an amendment however this process may take up to 6 months and completion is due in the middle of this year.

TLDR: We reserved a 3Bed 3Bath and planning shows it was only for a 2BR with a study. What should we do.

Thanks everyone!
