I live in an apartment with a roof top, and grow pot plants there. The dirty roof can be seen above. This is after doing my best to wash it with a hose and broom. Looking for suggestions about how to prevent and deal with this.

I live in Taiwan and its hot and humid right now. My frangpani trees have started sagging. The branches dont feel soft to the touch. My phone apo says they need water. AI tells me they have too much water. I water wvery couple days, and I dont water if the soil isn't dry in the top inch. Any ideas?
