Noticed in April that the unit wasn’t as cool as normal, so I went to the unit and it was freezing up as the photo shows. Apartment maintenance “cleaned” it with a pump sprayer and checked refrigerant on roof. Seemed fine but you can notice the “black” in that frozen photo.
Got two new filters around the same time in April and one quickly got black, not normal gray type dust. So I changed it sometime after and now it’s July and both were black. The black has also spread around on the insulation and has started coming out of the returns.
I had maintenance come back and he said he has never seen anything like this. The returns he said almost had a residue type consistency and it didn’t just come off with a cleaning product. I don’t smoke or light candles regularly, though it does almost look like fire smoke.
There is still a lot of condensation as well. They’re planning on doing an actual HVAC cleaning with a truck, but what it is going on here? He said it’s not microbial (mold) growth.
