Boy, do I wish there was a way to test these appliances out before buying! Because that’s not an option, I come to all of you for help.

My three most important features I want in my new oven is even baking (especially if I have things on both racks at the same time), minimal heat release (I have a small closed-in kitchen that gets piping hot with my 30 year old Kenmore right now), and longevity (I’d be happy with at least 10 years if that’s not too much of a pipe dream!).

The range features are not that important to me but I’m happy to listen if you gave something important to say!

So I recently purchased a 1400 sqft home a d it has knob and tube running throughout the whole house except the kitchen. I’ve had quotes from several contractors and are stuck with two options. My biggest concerns are safety and usage (I have a daughter and don’t want her hair dryer to constant trip the breaker).

OPTION A: Electrical device inspection/replacement and light fixture inspection/replacement: $6,490

Recommend to remove all electrical devices, light fixtures, or ceiling fans to make sure all electrical connections are properly connected and spliced. Install new electrical devices at all locations including new electrical outlets and switches with new cover plates as many of the devices throughout the house are older. Remove all lighting fixtures and ceiling fans throughout the house to inspect and either reinstall the existing light fixture or ceiling fan or install new homeowner provided light fixtures or ceiling fans at the existing locations. All new electrical outlets to be installed will be AFCI/ GFCI devices to allow for the most safety possible without rewiring the house.

OPTION B: Complete Rewire $15,000 which also includes:
• Floor protection- Floorshell
• Plastic protection on all windows
• Precison cut plaster- keeps the integrity of the lath and plaster walls and ceilings
• Festool dust extraction during all cutting phases as well as vacuum phases
• Rebuilt plaster structure
• Proper plaster repair
• Paint ready finish
• Dedicated circuit for each bedroom
• AFCI protection- all new circuits
• GFCI outlets in rewired bathrooms and kitchen
• New electrical boxes, devices, and fixture mounts
• Certificate of Remediation
