Buildium User here looking to fill the functional gaps

Been on Buildium for years and overall it does the job, but I've ended up cobbling together outside tools to fill some pretty basic gaps (ok, mainly spreadsheets)

Turnover management is my biggest one — I ended up building spreadsheets outside Buildium just to track where each unit is in the make-ready process. Feels ridiculous for something so fundamental to PM work.

Curious what other PMs are doing.

Does what you use have everything? If so, what are you using?

If not - what are yall using to fill the gaps. Are yall just using multiple spreadsheets to track everything, or are there other tools I need to be looking at?

[property manager US-TX] Buildium users — what's the one thing you wish it could do that it just doesn't?

I've been managing around 100 units for a few years and Buildium handles the basics fine, but there are some pretty glaring gaps that drive me crazy on a daily basis. To be clear, Buildium is all I've used -- but a software change now would be a pain in the butt.

For me the biggest one is turnover management — there's no clean way to track where each vacant unit sits in the make-ready process, who owns each task, and when it'll actually be rent-ready. It's all happening in spreadsheets and texts outside the platform. I'm not super psyched to get a full on new program and try to get people to use it, either.

The other thing I constantly feel is the lack of a single OPS view — open maintenance, expiring leases, delinquencies, pending move-outs — all in one place without jumping between five different screens. I also really don't love their homepage, but I've lived with it.

Curious if others feel the same or if I'm missing something. What would makes (or would make) your day-to-day significantly easier that Buildium just doesn't solve?
