Anyone else dealing with slower bookings lately?

Feels like bookings have been a bit slower than usual lately and getting momentum going again takes a little longer than before. Curious what people are doing right now to keep occupancy moving. Are you adjusting pricing, adding channels, focusing more on repeat guests, changing minimum stays, or just riding it out for now?

Hosting feels more review driven than ever lately

Lately it feels like so much of the booking flow is tied closely to reviews and overall guest experience signals. Which honestly makes sense because strong reviews really do help keep visibility and bookings moving consistently on the platforms.

At the same time, it’s also made me appreciate having a direct booking option for returning guests who already know the property and don’t necessarily need to go through the full platform discovery process again. Anyone else starting to think more about that balance lately?

Where do you usually find housing for your assignments?

Curious where most people here look for housing when starting a new assignment.

Do you usually stick with Airbnb and Furnished Finder or do you find places through Facebook groups, referrals, direct bookings, etc. too?

Feels like everyone eventually develops their own system after a few contracts.

Anyone else noticing how much platform fees stack up over time?

Been reviewing numbers across a few listings lately and it’s interesting how different the long term picture looks once the fees are stacked year after year.

The platforms still play a huge role in bringing visibility and consistent bookings, which is why it’s been nice also having a direct booking option alongside them for repeat guests.

It’s helped create another stream on the side where I can keep a bit more of the earnings over time instead of everything flowing through one channel.

Anyone else balancing both right now?

Anyone else noticed bookings slowing down a bit lately?

What are you all doing to keep things moving? For me, I’ve been making sure I don’t keep my listings sitting in just one place anymore, it just helps keep inquiries coming from different directions instead of waiting on one flow to pick up again. Curious what others are doing right now.

How are property managers balancing OTA bookings with direct guest relationships?

Been thinking about how property management has shifted lately, especially for mid-term and short-term stays.

Most of the workflow still runs through major booking platforms because it keeps things centralized and easy to manage. But I’ve also seen more focus on creating a simple return path for guests who already know the property and want to come back without starting the whole search process again.

It’s not about changing the core system — more like adding another layer that supports repeat stays and long-term guest relationships.

Curious how others here are handling that balance in their own portfolios.

Do you usually reuse places that worked for past contracts?

Assignments change so often that housing just becomes part of the routine every few months. I’ve noticed when a place felt easy and comfortable once, it’s usually the first thing that comes back to mind the next time that area pops up. Makes the whole “where am I staying next” part feel a bit less chaotic. Curious if that’s just me or pretty common.
