So what's your solution to the 'rental too high only large franchise can afford' issue?

So the general discourse is that shop rentals in malls are way too high, pushing out local, indie/small chain businesses and only foreign (usually China) large franchises can afford. This results in a lot of malls having similar shops.

What's your take on this? Assuming we rule out direct rent control, which seems to not really work.

There are 2 ways I can think of:

  • Tax large foreign business to reduce their profitability - Highly unlikely given how we don't really tax businesses to bring in jobs.
  • X% of shops in a mall must go to local businesses with less than x amount of revenue - ensures that there's always some indie/small businesses in a mall.

I know focaccia is easy but it still took me 3 tries to get a satisfactory one

Where to pick up someone coming in from JB at Woodlands check point?

Let's say that it has to be at Woodlands Checkpoint or very near (so no going to Causeway Point). I checked around and it seems to be Woodlands Train Checkpoint?

How bad is traffic there at, say 6PM friday night? Or are there better alternatives? Thank you.
