I've been looking into diversifying my portfolio and came across some real estate investment platforms such as SamenInGeld and CrowdRealEstate. I see they offer anywhere between 5% and 10% interest (depending on the project) which looks attractive.

Other than the scenario of the developer going bankrupt, what other catches are there to keep in mind? Sorry if this is a stupid question, I have never invested in real estate in the past (especially through crowdfunding) therefore my knowledge is limited.
