Is it a scam?

I booked a property and a few hours later the host contacted me on my personal cell phone to ask if I would like to sign an off vrbo rental agreement so that I can pay less for the rental. It made me suspicious, so I searched the host and to me, it looks like the host is a scam. Fake instagram, with AI pics. Link to a management company without a functioning website. Vrbo says i cant cancel. What do i do? Is it a scam? Do I reply to the person off vrbo?

What can I afford and how should I do it?

We are looking to move. Current house has $225,000 in equity. I pay $1700 month at 2.3%. Income is $200,000K per year. $1 million invested in brokerage. $250K cash in a HYSA account. Another 20-30K dispersed randomly. Credit score is 800+

I live in a competitive area. I am looking at 3-4 bedrooms, 2 baths at around 800K. Taxes also high. Probably $10-15K/year. I guess I have no idea what I can afford. Do I sell my house?, rent? put down the equity and cash as a down payment to keep payment lower? Keep my cash and only use equity? Can I even afford to move? Or just keep stacking cash? Take a margin loan to lower payment even more? Just have no idea how it all works and who I should talk to.
