How does everyone keep track of home maintenance?

Do you use a spreadsheet, notes on your phone, a binder, or just try to remember everything?

Also, when you bought your house, was there anything you really wish the previous owner had told you about repairs, maintenance, appliances, etc.?

Agents/Brokers: What’s the #1 thing your buyers wish the previous owner had documented or told them after moving in?

I’m looking to gather some perspectives from agents on the ground who deal with post-closing buyer feedback.

Once the dust settles, the keys are handed over, and the buyers actually live in the home for a few months, what are the most common "I really wish the seller left a note / manual about this" complaints or surprises you hear about?

Obviously, disclosures cover major structural stuff, but I’m thinking more about the operational/maintenance side of owning the home. Things like:

  • Age/model numbers or service histories for the HVAC, water heater, or major appliances.
  • Paint colors/codes for specific rooms.
  • Contractor info (who installed the roof, who serviced the furnace, who built the deck).
  • Quirks about the house (which breaker goes to what, sprinkler layout, HOA nuance, smart home transfer issues).
  • Warranty documentation for work done right before the sale.
